Job Description Job Title: Maintenance Supervisor Reports to: Property Manager Employee Status: Salaried - Exempt Job Summary: The Maintenance Supervisor is a critical leadership position responsible for overseeing and managing the overall operations of the maintenance team across all Sarasota Housing Authority (SHA) locations. This role requires a highly skilled professional with proven management experience, including at least 5 years in a supervisory capacity, strong leadership qualities, and exceptional customer service skills. The Maintenance Supervisor ensures that all maintenance activities are conducted efficiently and effectively while maintaining high safety and quality standards. This position requires strong organizational skills, the ability to communicate clearly with staff and residents, and a commitment to fostering a collaborative and productive work environment. Participate in the hiring process by interviewing candidates for maintenance positions and making hiring recommendations. Education/Certification Requirements: Person must have a high school diploma or GED, and an Associate’s degree is preferable. Master certification in plumbing, electrical, or HVAC preferred, but Journeyman certification is required. Experience Requirements: 10+ years of building or apartment maintenance work, including a minimum of 5 years as a proven manager leading multi-site teams. Qualifications: This position requires a valid Florida driver’s license, the ability to pass a pre-employment drug screening, able to lift up to 50 pounds, be able to drive a pickup truck or van, and be insurable under the agency’s auto insurance policy. Knowledge and Skills: • Lead by example to create a positive work environment that emphasizes respect, teamwork, and service excellence., • Provide excellent customer service by responding promptly and professionally to resident concerns and maintenance requests., • Demonstrate strong leadership and supervisory skills by managing team performance, setting clear goals, and ensuring accountability., • Knowledge of the SHA policies and procedures, • Knowledge of the physical layout of the property sites, • Knowledge of building and grounds maintenance including standard practices, methods, tools, and materials of electrical, plumbing, HVAC, painting, carpentry, renovations and grounds keeping., • Knowledge of HUD regulations regarding housing quality standards and other maintenance related standards., • Knowledge of the basic principles of management and supervision, • Knowledge of safety rules, including accident causation and prevention, • Knowledge of occupational hazards and appropriate safety precautions, • Ability to communicate effectively orally and in writing, • Ability to establish and maintain effective working relationships with supervisor, co-workers, residents, contractors, and the general public, • Ability to understand and follow oral and written instructions, • Ability to use maintenance hand and power tools for building and grounds maintenance, • Ability to prepare recommendations and reports as required, • Ability to read, understand and work from sketches and blueprints, • Ability to maintain records in an orderly fashion, • Ability to supervise a comprehensive maintenance program for a public housing site, • Ability to analyze information from inspections in order to determine the maintenance needs and the quality of maintenance services provided, • Lead, supervise, and mentor the maintenance team to ensure timely and effective completion of maintenance tasks and projects at all SHA locations., • Oversee maintenance operations across multiple sites, ensuring consistency, safety, and quality standards are upheld., • Implement and manage preventive maintenance programs to maximize equipment performance and facility functionality across SHA properties., • Perform and oversee complex maintenance tasks, including carpentry, plumbing, appliance installation/repair, painting, renovations, and HVAC system maintenance., • Coordinate with property managers and staff to prioritize and schedule maintenance requests efficiently across all locations., • Ensure compliance with safety regulations and organizational standards in all maintenance operations., • Maintain detailed records of maintenance activities, including work orders, inspections, and equipment logs for all properties., • Manage inventory of tools, supplies, and replacement parts to support uninterrupted maintenance operations at all sites., • Provide regular feedback and training to team members to promote professional growth and skill development., • Contribute to the strategic planning of maintenance operations and recommend process improvements for increased efficiency and effectiveness., • Submit time and leave reports for the maintenance crew, • Prepare the performance appraisals for maintenance staff and participate in the discussion with employees, • Counsel employees regarding job performance and document in accordance with established procedures, • Recommend disciplinary action as needed, • Perform maintenance tasks and provide housing manager with recommendations as needed, • Participate in annual inspection of units to determine the need for preventive and restorative repairs, • Conduct regular inspections of units to determine needs for maintenance of any aspect of housing units, including major equipment, • Make recommendations for changes in policies and procedures in response to changing conditions, requirements, regulations or technology, • Assist in preparations of maintenance budget for the site, • Inspect vacated apartments, complete make-ready list, and inform manager of status, • Perform a wide variety of electrical, plumbing, carpentry, and preventive maintenance tasks, as needed, • Regularly conduct inventory of equipment, tools, parts, and supply of materials, • Do other similar tasks as requested or assigned. Demands/Environment: Work may involve physical exertion while providing maintenance to residences and during follow up inspections. A considerable amount of time worked will be spent standing, walking and on a step ladder. Some portion of the work will be done outside and the employee will be subject to the outside elements. The employee must be able to lift up to 50 pounds. Work involves the normal risks and discomforts associated with a maintenance environment.
