Job Description General Conditions Construction Worker / Residential Apartment Maintenance Support Position Summary The General Conditions Construction Worker / Residential Apartment Maintenance Support role is a hybrid field position that supports active construction sites and assists with ongoing maintenance, repairs, and emergency response in residential apartment buildings. This role is essential to maintaining safe, compliant, and operational construction environments and occupied residential properties. The position requires schedule flexibility, strong communication skills, strict reporting discipline, and the ability to respond to emergency conditions, including after-hours, overnight, holiday, and severe-weather events. Primary Responsibilities Construction – General Conditions Support • Maintain jobsite cleanliness, organization, and safety at all times, • Install and maintain temporary protections (floor protection, dust barriers, barricades, signage), • Assist with site logistics, material handling, and staging, • Perform light carpentry and general labor tasks (blocking, patching, caulking, firestopping, minor drywall work), • Assist subcontractors with non-trade-specific labor as directed, • Support punch list completion, final cleanups, and turnover preparation, • Identify unsafe conditions, property damage, or schedule impacts and report immediately Residential Apartment Maintenance Support • Assist with apartment unit repairs, maintenance work orders, and unit turnovers, • Perform minor maintenance tasks including:, • Drywall patching and painting, • Fixture, lockset, and hardware replacement, • Basic plumbing and electrical assistance (non-licensed tasks only), • Support common-area maintenance and cleanliness, • Assist with trash removal, bulk item handling, and seasonal maintenance activities, • Participate in emergency response for leaks, power outages, access issues, and property damage Daily Reporting & Documentation (Mandatory) Construction Reporting – Procore • Complete daily construction reports in Procore for all assigned construction site work, • Log labor hours, locations worked, tasks performed, materials handled, safety observations, and photos, • Document site conditions, weather impacts, delays, incidents, and coordination issues, • Document all maintenance and repair activities in Rent Manager, • Update work order status, labor time, materials used, before-and-after photos, and resolution notes, • Emergency repairs and after-hours work must be logged immediately following completion, • Accurate reporting is a condition of continued employment and payroll processing Snow Removal, Weather Events & Property Protection • Participate in mandatory snow removal operations, including shoveling, salting, snow blowing, and ice mitigation, • Respond to weather-related emergencies such as flooding, fallen trees, wind damage, and freeze-related failures, • Snow and weather response may be required:, • Overnight, • Early morning hours, • Weekends and holidays, • Failure to respond to mandatory weather events may result in disciplinary action Emergency, Overnight & After-Hours Work • Respond to emergency maintenance calls, including water leaks, heat loss, electrical hazards, and security concerns, • Work may occur during:, • Overnight hours, • Weekends, • Holidays, • Emergency availability is an essential function of this position Communication Requirements (Critical Role Expectation) • Maintain exceptionally strong communication skills with supervisors, property management, tenants (when directed), and subcontractors, • Provide timely updates regarding:, • Work progress, • Delays or access issues, • Safety concerns, • Emergency conditions, • Respond promptly to phone calls, text messages, and software notifications during working and on-call hours, • Follow escalation protocols for urgent issues without delay Safety & Compliance Responsibilities • Adhere to all OSHA, company, and site-specific safety policies, • Proper use of required PPE at all times, • Participate in safety meetings, toolbox talks, and incident reporting, • Maintain professional conduct in occupied residential buildings Required Qualifications • 1–3 years of experience in construction labor, general conditions work, or residential maintenance, • Ability to perform physically demanding work in varying weather conditions, • Strong organizational and reporting discipline, • Ability to follow instructions, SOPs, and reporting requirements Required Certifications & Licenses • OSHA 10 (required), • OSHA 30 (preferred or required within a defined timeframe), • Valid driver’s license with a clean driving record acceptable to insurance carriers, • Ability to pass background screening where required Reporting Structure • Reports to Construction Superintendent and/or Project Manager for construction activities, • Reports to the Maintenance Supervisor or Property Manager for residential maintenance activities Work Schedule & Conditions • Full-time, field-based position, • Schedule varies based on project demands, maintenance needs, emergencies, and weather conditions, • Overnight, weekend, holiday, and emergency work is a required condition of employment This position is classified as mission-critical to construction operations and residential property safety.
