POSITION SUMMARY: The Real Estate Manager is responsible for the portfolio management of retail grocery locations across all banners in all operating states. This role oversees the lifecycle of property assets. This manager leads a dedicated team of three to ensure that market growth targets are met while maintaining strong relationships with developers, landlords, and municipal planning departments. This role also works closely with legal, finance and other departments to execute real estate transactions, including acceptable terms and conditions, timely and accurate payment, and required document and information delivery. ESSENTIAL DUTIES AND RESPONSIBILITIES: The essential duties and responsibilities of this position include, but are not limited to, the following: • Maintain real estate database and files (hard copy and electronic) to ensure all required documentation, including legal documents and related correspondence, are properly stored and accessible., • Track and report key property portfolio details, such as contact information, area, location, key lease provisions, expirations, and other critical dates., • Direct the end-to-end lease administration process, including the oversight of third-party vendors conducting reconciliations, critical date tracking, rent commencement audits, Common Area Maintenance (CAM) reconciliations, and ensuring strict compliance with all leasehold obligations across the portfolio., • Actively participate in lease renewals, track and respond timely to property options and coordinate real estate committee presentations. Maintain ownership of projects and coordinate with multiple teams to ensure timelines are met., • Work well as a team/cross-departmentally to achieve department and company goals related to the real estate portfolio., • Ensure the team submits timely payment of rents and CAM and receives payments from subtenants., • Work with leadership to help manage the business relationships with real estate Developers and Brokers to assist with Developer portfolio reviews as needed., • Direct and manage a team of three direct reports (property managers and real estate specialists), overseeing their professional development and ensuring the accuracy of site packages and financial modeling., • Direct and supervise property operations support and services., • Correspond with landlords, property owners, neighbors, and brokers to maintain strong relationships, resolve issues, and negotiate property matters., • Handle all requests completely, accurately, and within agreed upon timelines while staying in constant communication with all stakeholders. SKILLS AND QUALIFICATIONS: • Bachelor's degree in real estate, business administration, finance or related field required., • Minimum of 5-7 years of experience in commercial real estate, preferably within the retail or grocery sector., • 2 years in a supervisory or management role., • Strong understanding of real estate laws, zoning regulations, and other state and local requirements., • Knowledge of real estate/property management industry and practices., • Experience with grocery-specific requirements (e.g., loading docks, refrigeration infrastructure, and high-utility zoning)., • Exceptional communication and negotiation skills, with the ability to present complex site data to executive leadership clearly and concisely., • Time management, organization, and prioritization skills., • Ability to meet deadlines and multi-task., • Ability to follow directions and pay attention to details., • Proficiency with Microsoft Word, Outlook, Excel, and PowerPoint.
