ESSENTIAL DUTIES AND RESPONSIBILITIES: • Perform routine preventive maintenance to ensure facility systems continue to operate efficiently and the physical condition of the site does not deteriorate., • Effectively handle service requests and work orders., • The ability to assess issues with electricity, plumbing, HVAC’s and other equipment in order to make a recommendation so that vendors could effectively address and resolve the problem., • Ability to perform skilled painting and sheetrock work, including patching and finishing., • Identify and report facility deficiencies or needs to the supervisor; and/or vendors,, • Operates and maintains tools and equipment safely and efficiently., • Assist with unit inspections., • Must know about plumbing, electrical, carpentry, and drywall repairs., • Familiar with the proper use of power tools., • Performs limited grounds maintenance such as mowing and trimming lawns and hedges and cleaning snow from sidewalks., • Perform other duties as assigned. QUALIFICATIONS: • Minimum 2 years of experience in general maintenance., • Ability to reach, bend, stoop and frequently lift to 60 pounds., • Be able to stand for long periods., • Capable of performing duties with limited supervision., • Availability to work a flexible schedule., • Fluency in languages other than English, particularly Spanish strongly preferred. Job Description General Summary We are seeking a maintenance worker to assist the superintendent in maintaining the physical integrity of the property. This involves insuring a safe, secure, and comfortable living environment for residents, visitors and staff. The maintenance worker will carry out assigned duties in a safe manner and other duties as requested by the Superintendent. Essential Job Functions/Responsibilities: A building maintenance worker must possess a variety of skills encompassing most of the construction trades, handling that require basic skills as an electrician, carpenter, plumber, mechanic, painter, HVAC technician and roofer, as well as be able to perform all the responsibilities of a porter, should the situation warrant. The building maintenance worker must always remain aware of their limitations and request the services of a professional when the worker’s lack of expertise requires it.
