Job Title: Maintenance OperativeLocation: London DocklandsSalary: £28,000 per annumWorking Hours: Monday to Friday, 8:00am - 4:00pm Role Overview We are seeking a reliable and proactive Maintenance Operative to take responsibility for the upkeep, safety, and presentation of a residential development in London Docklands. The successful candidate will play a key role in ensuring the building and its grounds are maintained to a high standard, providing a clean, safe, and welcoming environment for residents. Key Responsibilities * Complete minor repairs and basic maintenance tasks, including replacing light bulbs and fuses. * Identify and report defects, M&E issues, security concerns, health & safety risks, and damage to the Development Manager or relevant contractors. * Maintain accurate and up-to-date records (paper or digital), including patrol logs, reported issues, completed tasks, contractor attendance, and temporary parking allocations. * Coordinate and provide access for authorised contractors (e.g. cleaners, gardeners, engineers, window cleaners), monitor work quality, and escalate any concerns. * Liaise regularly with the Development Manager regarding maintenance schedules and contractor activities. * Deliver a professional, courteous, and responsive service to residents at all times. * Undertake any additional duties as reasonably requested by the Development Manager. * Maintain excellent standards of cleanliness, presentation, and safety across all communal and external areas. * Carry out regular patrols and inspections, including checking doors, gates, and shared spaces. * Undertake litter picking and removal of debris from communal areas such as courtyards, car parks, entrances, and roadways. * Manage the rotation and presentation of paladin and recycling bins for scheduled council collections. * Perform weekly wet cleaning of bin stores and estate flooring to maintain hygiene and appearance.
