  Job Description Position Overview Property Management Company seeks Maintenance Tech/Tradesman to be a part of our team! You will assist in completing all maintenance and repairs including apartment unit turnover for 200 garden apartments. Strong mechanical aptitude is essential along with performing manual labor in support of daily operational needs. The primary goal of this position is to provide a safe and comfortable living and working environment for residents, co-workers and management. Primary responsibilities include: • Resolve all tenant maintenance issues including plumbing, electric, carpentry, painting, tiling, and other general repairs and maintenance., • Prepare apartments for new tenants including improvements, repairs and cleaning., • Maintain common areas, laundry rooms, trash areas, and the entire property in general., • Effectively work on a team of 3-4 maintenance personnel under the direction of a Superintendent., • Be dependable with a propensity for hands on work and increasing one's skill set., • Professionally communicate with tenants, management office and outside contractors., • Spackling, repairing and replacing sheet-rock, and prepping walls for painting, • Painting that is neat, clean and professional, • Grouting, caulking, cleaning and repair of ceramic tile on bathroom walls and floors, • Basic plumbing repairs including replacing faucets, drains, traps, toilets and valves. Fixing drips, leaks, sink and tub pop-ups and stoppers., • Snaking and unclogging drains and waste lines. Assist with larger plumbing jobs., • Install dishwashers. Clean and maintain appliances including refrigerators, stoves, and air conditioning units., • General carpentry repairs including hanging doors, installing baseboard trim, moldings, and installing sub-floors, • Repair doors, door hardware and locksets, • Install vinyl interlocking plank flooring, • Deep clean windows, repair window balances and mechanisms, and replace screens, • Basic electrical repairs including changing switches, outlets, lighting fixtures, installing GFCI outlets & minor wiring repairs, • Receive building materials and transport supplies, • Assist in proper snow removal for safety with snow plow and snow blowers, • Ensure safety and curb appeal through interior and exterior building inspections, cleaning of grounds and trash areas, and preventive maintenance, • Use computer for daily communication and accurate record keeping, • Basic knowledge of plumbing, electrical, carpentry, and appliance maintenance., • Apartment building or related property maintenance experience is a plus, but not required., • English written and verbal communication skills. Spanish is a plus, but not required., • Team-player and able to follow instructions., • High School Diploma or equivalent required. Maintenance Certifications are a plus.
