Rent & Payments Rent continues to go directly into landlord’s account. Property manager to track payments and arrears via one of the following: o Shared Google Sheet / Excel tracker updated by landlord with payment confirmations.
Manager follows up with tenants on late/missed payments.
Tenant & Guest Management Onboarding new tenants/guests (ID, Reference, Tenancy Agreement, check-in). Handling tenant/guest queries without involving landlord unless critical. Overseeing check-outs, deposit returns, and inspections.
Maintenance & Repairs First point of contact for all tenant/guest issues. Arrange contractors and get quotes where necessary. Approve and spend up to £150 without landlord approval. Anything above → must get approval before instructing.
