Communication & Reporting
 Handle all day-to-day operations independently.
 Only one scheduled discussion per month (Zoom/phone).
 Urgent issues (fire, flooding, compliance breach, safety risk) → notify immediately by
WhatsApp/email.
Rent & Payments
 Rent continues to go directly into landlord’s account.
 Property manager to track payments and arrears via one of the following:
o Shared Google Sheet / Excel tracker updated by landlord with payment
confirmations.

 Manager follows up with tenants on late/missed payments.

Tenant & Guest Management
 Onboarding new tenants/guests (ID, Reference, Tenancy Agreement, check-in).
 Handling tenant/guest queries without involving landlord unless critical.
 Overseeing check-outs, deposit returns, and inspections.
Maintenance & Repairs
 First point of contact for all tenant/guest issues.
 Arrange contractors and get quotes where necessary.
 Approve and spend up to £150 without landlord approval. Anything above → must
get approval before instructing.
