Job DescriptionCompany: Coucouks, LLC DBA Love It RenovationsLocation: New York / New Jersey (Hybrid – Remote, Field & Office-Based)Employment Type: Full-Time (Contract-to-Hire Track)Initial Classification: Independent Contractor (1099)Target Contract Duration: 3–6 Months (Initial Contract Phase)Annual Salary Range: $50,000 – $75,000 annually (Based on experience, demonstrated capability, and technical proficiency) Job SummaryWe are seeking a highly organized and experienced professional to support both project execution and government contracting/proposal functions for construction and facilities-related projects across New York and New Jersey. This hybrid role is ideal for someone who can manage the full lifecycle of government-funded projects—from identifying opportunities and submitting compliant bids to overseeing field execution. The position requires a strong understanding of public agency processes, construction operations, and contract compliance, along with the ability to operate in a collaborative, cloud-based (Google Workspace) environment. Key ResponsibilitiesGovernment Proposals & Contracts • Identify and pursue opportunities with government agencies (NYCHA, SCA, PANYNJ, etc.), • Prepare, organize, and submit compliant proposals and bid packages, • Organize quantity takeoffs and coordinate cost estimating, • Utilize the NYC PASSPort system for vendor management, submissions, and contract tracking, • Draft, review, and manage contracts, subcontracts, and related documentation in a shared digital environment, • Coordinate bid processes, including pre-bid meetings and walkthroughsContract & Compliance Management, • Monitor full contract lifecycle (awards, modifications, closeouts), • Ensure all documentation is maintained and organized within Google Drive-based systems, • Identify risks and implement mitigation strategies, • Collaborate with finance teams on budgeting and cost tracking Other ResponsibilitiesProject Management & Field Operations, • Manage multiple construction and renovation projects from initiation through completion, • Conduct site visits to assess scope, conditions, and project requirements, • Coordinate subcontractors, vendors, and internal teams, • Track project schedules, budgets, and deliverables using shared systems (Google Sheets, project tracking tools), • Ensure compliance with contract specifications, safety standards, and agency requirements, • Serve as the primary point of contact for clients, agencies, and stakeholdersQualifications, • Bachelor's degree in Construction Management, Civil Engineering, Business, or a related field required., • Proven experience in construction project management and/or government contracting, • Experience working with NYC/NJ public agencies (NYCHA, SCA, PANYNJ, etc.), • Strong familiarity with the NYC PASSPort system, • Ability to manage both field operations and administrative/contract functions, • Experience with estimating, bid preparation, and proposal submissions, • Strong organizational, communication, and problem-solving skills, • Ability to work in a fast-paced, deadline-driven, and highly collaborative environment Technical Skills, • Proficiency in Google Workspace (Docs, Sheets, Drive, Gmail), with strong emphasis on Google Sheets for tracking and reporting, • Experience working in shared cloud-based file systems and collaborative workflows, • Familiarity with project management and estimating tools, • Ability to read and interpret construction drawings and specifications, • Experience with government procurement platforms and bidding systems Work Environment & Requirements, • Hybrid role: Home office and field as job requires, • Regular travel across New York and New Jersey (within approximately a 25 mile radius), • Combination of office, remote, and on-site project workWork-from-Home Requirements:, • Reliable high-speed internet (required for daily operations), • Minimum of two monitors to support productivity and multitasking, • Company laptop will be provided Engagement Structure, • Initial engagement as an Independent Contractor (3–6 months), • Opportunity to be considered for full-time employment based on performance, reliability, and ability to meet deadlines Preferred Qualifications, • OSHA certification or similar safety training, • PMP or construction-related certifications, • Experience managing both government proposals and awarded construction projects.
