    Site Manager
    £35000–£40000 yearly
    Full-time
    South Tottenham, London

Lands Partners is a London property company — we buy, refurbish and manage residential property across the city. Our construction team is growing, and we're looking for a Site Manager to be our eyes and ears on the ground. This is a role for someone who notices things. You'll be out on the road most days, moving between our sites across London — checking progress, photographing work, writing up what you find and dealing with the builders face to face. If something is going wrong, we want to hear it from you before it becomes a problem. Office Hours: Monday to Thursday, 9:30am–5:30pm. Friday, 9:30am–2:00pm. While the Office Hours are set, due to the nature of this position you might be required to have flexible start or end times. Office: Anna House, 214–218 High Road, South Tottenham, N15 4NP — though you'll spend most of your time out on site, not at a desk. WHAT YOU'LL BE DOING • Visiting our sites across London to inspect ongoing construction and refurbishment work, • Photographing and documenting progress and issues on our company app (full training given), • Writing up site reports after each visit, • Speaking to builders and contractors on site — checking work is being done properly, and chasing what isn't, • Talking to neighbours and dealing with anything that comes up around our properties, • Spotting problems early and following them through until they're fixed WHAT WE'RE LOOKING FOR This matters to us more than a CV: • You spot things. You walk onto a site and notice what isn't right., • You take action on your own. Nobody will be standing over you. You're out on the road alone most of the day, and we need to know things get done., • You're reliable. If you say you'll be somewhere, you're there., • You can talk to anyone. Builders, neighbours, tenants, council offices, building control inspectors — and stay calm and professional when the conversation is a difficult one., • You're comfortable using a smartphone app for photos and reports. It's simple, but it's a daily part of the job. ESSENTIAL • Full UK driving licence, • Right to work in the UK, • Flexibility — the nature of the work means hours can move around, and we need someone who can work with that, • Experience in construction, property or maintenance is a real advantage, but attitude matters more. If you've got the right eye and the right work ethic, we'll train you on the rest. WHAT WE OFFER • Company car provided, • Permanent employed position (PAYE) — not self-employed, • Early finish every Friday at 2pm, • A varied job — you're not sat at a desk, and no two days look the same, • A growing company where the problems you flag actually get acted on

    £30000–£45000 yearly
    Full-time
    London

About the role We are building a new kind of hospitality space in Hackney. A curated kitchen and bar programme where chefs, bartenders and collaborators take over the space for short residencies, events and experiences. The concept is designed to constantly evolve, with a changing calendar of pop ups, dinners, tastings, private hires and social events. We are looking for a full-time Manager to help bring this space to life day to day. This is not a traditional restaurant management role. We need someone who is equally comfortable running service, managing a bar, coordinating events, hosting guests and helping shape a fast-moving programme. The right person will love hospitality, have strong operational instincts, and be excited by the idea of working in a venue where things are always changing. This role will be central to the identity of the space. Over time, we want guests to come back not only because of the residencies and events we programme, but because of the team, the atmosphere and the experience we create every week. About the space The venue is an intimate, industrial kitchen and bar in Mare Street, with a large open kitchen and counter seating at its heart. It is designed as a platform for rotating chefs, drinks-led experiences and social hospitality. The space is curated and operated by us. While the concepts may change, the guest experience, standards and overall feel of the venue remain consistent. The Manager will play a key role in protecting that consistency while helping the programme feel fresh, exciting and well executed. Crudo opened in 2019 and has grown into a group of restaurants built around modern Latin American food, strong atmosphere and warm, energetic service. Tiny Wine came out of our love for smaller, more intimate drinking spaces, with a big focus on personality, curation and creating a place people genuinely want to spend time in. A big part of what we’ve learnt through both brands is that people come back for more than just the food or drinks. They come back for the feeling of the place, the team behind it, and the sense that something thoughtful is being built. Studio 3 is the next step in that. It gives us the opportunity to create a more flexible space built around a changing programme of chefs, drinks, events and collaborations. A space that can evolve constantly, while still being run with a clear point of view and strong operational standards. We’re excited by the idea of building something that feels social, current and full of life. Somewhere guests want to return to regularly, and somewhere chefs and collaborators are genuinely excited to be part of.

Commission-only · Uncapped · Ground floor · Full-time London (in-person + phone) & Dubai (phone) I'll be straight with you, because the right person will respect that more than a polished pitch. We're Strive AI. We build AI systems for local businesses — the kind of tech that answers every call, books appointments and chases leads 24/7 for salons, clinics, gyms, restaurants and trades. The product is genuinely good and the market is wide open. We're also new. I'm not going to dress that up. There's no big team to inherit, no years of case studies, no safety net. What there is: a working product, a proven sales process, a dashboard that runs the whole operation, and a founder who builds fast and pays properly. So this isn't a job for someone who wants comfortable. It's for someone who looks at "early-stage" and sees the opportunity instead of the risk. The role You build and run the sales floor. Not sell — manage the people who sell. • Hire. Find hungry, reliable people who'll treat this like the 9-5 it is — walking into businesses in London and closing face to face, and running phone outreach in Dubai., • Interview. Screen and interview applicants using the questions and process we give you. You won't be guessing — you'll be running a system., • Onboard & train. We'll teach you exactly how the method works, then you teach it to every person you bring on., • Manage, properly. This is the real job. Daily check-ins, holding people to their numbers, keeping the floor motivated and moving. The tools to track all of it are already built — your job is to use them and stay on top of people who need staying on top of., • Scale. Grow this into a floor of 50+ that consistently closes. Who I'm looking for • Someone who's managed or built a sales team before, or knows in their bones they can., • A proper operator — organised, relentless on follow-up, comfortable holding people accountable without being soft or being a tyrant., • Someone who genuinely wants to take a bet on something early and own a piece of the outcome., • Hard worker. Full stop. This is a pure play — you put the work in, you win big. You coast, you earn nothing. The deal 6% commission on every deal your team closes Plus £75 for every rep you hire who lands their first close. It's commission-only and I won't pretend otherwise. But do the maths on a floor of 50 people each closing 8–12 deals a month and you're looking at a six-figure income you built yourself and control entirely. Uncapped. No ceiling I'm putting on you. If you want a salary to sit still for, this isn't it. If you want to build something and get paid like an owner for it, let's talk. Apply Message me with: 1. Where you've managed or built a team before (or why you know you can)., 2. Why an early-stage, commission-only bet appeals to you rather than scares you off., 3. How many hours a week you can genuinely commit. Serious applicants only. I'll move fast for the right person. — Scarlett, Founder, Strive AI
