The role involves visiting residential properties across our portfolio and producing accurate, photographic reports covering the condition, cleanliness and contents of properties. You will carry out inventories, check-ins, check-outs and routine property inspections, helping our property management team identify maintenance, compliance and tenancy-related issues. This is a field-based role, so applicants must be comfortable travelling between properties and working independently. Key Responsibilities Property Inventories • Attend properties before the start of new tenancies., • Prepare detailed inventory and Schedule of Condition reports., • Record the condition of walls, ceilings, flooring, doors, windows, fixtures and fittings., • Record furniture, appliances and other contents supplied with the property., • Take clear and comprehensive photographs of each room and relevant item., • Record meter readings where accessible., • Record the number and type of keys provided., • Identify existing damage, defects, marks and general wear., • Accurately describe the cleanliness and overall condition of the property., • Ensure reports are clear enough to provide evidence of the property’s condition at the start of a tenancy. Tenant Check-Ins • Meet tenants at the property where required., • Verify the property’s condition against the inventory., • Record meter readings., • Record and hand over keys., • Highlight any discrepancies or issues identified at check-in., • Obtain tenant acknowledgement/signatures where required., • Report urgent maintenance or safety concerns immediately to the Property Management team. Routine Property Inspections • Attend occupied properties for scheduled periodic inspections., • Inspect the general internal and external condition of the property., • Take photographs to document the property’s current condition., • Identify maintenance and repair issues., • Look for signs of leaks, damp, condensation or mould., • Check for visible damage or deterioration., • Identify potential health and safety concerns., • Check the general condition of kitchens, bathrooms, flooring, windows, doors and other fixtures., • Note any obvious concerns relating to smoke/CO alarms or other safety equipment for referral to the Property Management team., • Identify signs of overcrowding or unauthorised occupants where reasonably apparent., • Identify evidence of unauthorised pets, smoking or alterations where relevant., • Check whether gardens and external areas are being reasonably maintained where applicable., • Report potential breaches of tenancy conditions without confronting the tenant., • Produce a clear inspection report following every visit., • Escalate urgent issues immediately rather than waiting for completion of the written report. Check-Out Inspections • Attend properties following the end of a tenancy., • Compare the property’s condition against the original inventory/check-in report., • Take detailed photographic evidence., • Record final meter readings where accessible., • Record keys returned., • Identify missing items., • Identify cleaning issues., • Identify damage beyond reasonable wear and tear for management review., • Identify maintenance or remedial works required before the property can be re-let., • Prepare a clear check-out report identifying differences between the start and end of the tenancy. Property & Maintenance Reporting You will act as an important set of eyes for our Property Management team. You will be expected to identify and accurately report issues such as: • Leaks and water damage, • Damp, mould and condensation, • Damaged fixtures and fittings, • Broken doors, windows or locks, • Flooring damage, • Plumbing problems, • Visible electrical concerns, • Appliance issues, • Bathroom and kitchen deterioration, • Pest-related evidence, • Garden/external maintenance concerns, • General property damage, • Cleaning issues, • Any other concerns requiring attention by the Property Management team You will not be expected to diagnose technical problems or carry out repairs. Your responsibility is to document the issue accurately and escalate it appropriately. Reporting & Administration The successful applicant must be comfortable producing professional reports and handling photographic evidence.
