Commercial Sales Pro — Commission + Recurring Residuals & Bonuses
2 days ago
$800–$3000 monthly
Full-time
Mott Haven, The Bronx
Close it once. Get paid on it every month after. Most commission jobs pay you once and send you hunting for the next sale. Lunexa is different. When you close a recurring commercial cleaning account, you earn an upfront acquisition commission and ongoing monthly residual commission while that qualifying account remains active and collected. You’re not starting from $0 every month. You’re building a book of business. How You Get Paid Our compensation structure is designed to reward you for both closing new business and building long-term recurring revenue. Upfront Acquisition Commission Earn 100% of the client’s first full month’s recurring invoice after that invoice is successfully collected. Close a $3,000/month account? That’s a $3,000 acquisition commission. Ongoing Monthly Residual Beginning with Month 2, earn 5% of collected recurring revenue from qualifying accounts you originated for as long as they remain eligible under the compensation plan. That same $3,000/month client would generate: $150/month in ongoing residual commission. Build a portfolio of accounts and those residuals begin stacking. This is not just about your next commission check. It’s about building recurring income. About Lunexa Welcome to Lunexa Cleaning Co. We’re a New York-based cleaning company serving New York City and North New Jersey, with our sights set on expansion. For more than a decade, we’ve worked in an industry businesses simply cannot ignore: their facilities have to be cleaned. And commercial clients aren’t always looking because they have no cleaning company. Sometimes they’re looking because they’re tired of the one they have. Poor communication. Inconsistent service. Missed details. No accountability. No visibility. That’s your opening. You’re not selling businesses something they have to be convinced they need. You’re showing them why Lunexa can be a better way to get it done. What You’ll Do You’ll own the front end of the commercial sales process—from opportunity to signed client. Your work includes: • Prospecting and generating commercial opportunities, • Building relationships with decision-makers, • Conducting facility walkthroughs, • Identifying client needs and service pain points, • Building scopes using Lunexa’s Quote IQ tools, • Presenting proposals, • Negotiating and closing agreements, • Supporting a clean handoff into onboarding and operations, • Maintaining the sales relationship with accounts you’ve originated You bring the business in. Lunexa’s operations team takes it from there. You’re not being hired to manage cleaning crews, build schedules, chase invoices, or run day-to-day service operations. Who You’ll Be Selling To We’re focused on recurring commercial cleaning relationships, including: • Restaurants and food-service businesses, • Medical and dental practices, • Offices and coworking spaces, • Gyms, studios and salons, • Retail locations, • Property managers, • Residential and mixed-use buildings, • Other commercial facilities that fit Lunexa’s service capabilities These aren’t one-and-done cleaning jobs. The goal is recurring contracts that create predictable revenue for Lunexa—and recurring earning potential for you. Walk In. Build the Deal. Present It. Lunexa gives Sales Pros tools designed to eliminate the old-school sales bottleneck. During a walkthrough, you’ll use Quote IQ to capture facility information, service requirements, measurements, photos and operational details. The system helps turn that walkthrough into a structured scope and pricing workflow so qualified opportunities can move toward proposal and agreement without endless back-and-forth. And You’ll Have Real Closing Tools Depending on deal eligibility, you’ll have approved incentives available to help move qualified prospects across the finish line, including: • Complimentary kickoff deep cleaning, • Quarterly carpet extraction or window cleaning, • Term-based discounts, • Prepayment incentives Certain complimentary incentives can be offered without reducing the commission basis, while price discounts affect deal economics according to the compensation plan. No making up discounts in the parking lot. No promising things Operations never approved. You know the tools you have before you walk into the room. You’re Not Walking In Empty-Handed Lunexa gives you the infrastructure to represent an established cleaning company professionally. You’ll have access to tools such as: Quote IQ • Digital Proposals • Commercial Service Agreements • Capability Materials • Approved Company Documentation • Client Discovery Tools • Sales Training • Account Handoff Systems You focus on becoming excellent at selling. We focus on making sure you have something worth selling. Who We’re Looking For This role is built for someone who can create opportunities instead of waiting for leads to magically appear. You may be a strong fit if you’re: • Confident speaking with business owners and decision-makers., • Comfortable prospecting., • Good at asking questions and actually listening to the answers., • Competitive without being reckless., • Comfortable hearing “no.”, • Able to negotiate without immediately discounting., • Professional enough to walk into a medical office, restaurant, corporate office or managed property and represent Lunexa appropriately. And most importantly: You know how to ask for the business. Commercial cleaning experience can help. Sales ability matters more. We’ll teach you the Lunexa system, our services, facility walkthrough process, Quote IQ, commercial cleaning fundamentals, proposal process and approved closing strategies. You bring the drive. This Isn’t a Traditional Sales Job We’re building Lunexa around a simple idea: Great salespeople should participate in the recurring value they create. Instead of closing an account, collecting one commission and watching that revenue disappear into the company forever, our compensation model gives qualifying Sales Pros an ongoing stake in the recurring accounts they originate. The stronger the book you build, the more powerful the model becomes. If you’ve got the sales ability and you’re ready to put it to work in a recurring-revenue business, we want to hear from you.
