Job Description Here's the cleaned-up version: Asset Management Analyst A2 Development Group About the Role We are a fast-growing commercial real estate firm currently managing 400,000 SF of office and retail assets, with plans to 2–3x our portfolio size this year. The Asset Management Analyst will play a critical role in supporting the active management, financial performance, and strategic growth of our portfolio. This is a high-visibility, high-impact position reporting directly to the COO. You will own the day-to-day financial analysis, reporting, and modeling work that drives asset-level and fund-level decision-making across the portfolio. Key Responsibilities Financial Modeling & Analysis • Build, maintain, and update asset-level financial models including DCF, cash-on-cash, and IRR analyses, • Develop and maintain the firm-wide fund model tracking performance across the full portfolio, • Prepare monthly and quarterly variance analyses comparing actuals to budget and underwriting assumptions, • Conduct hold/sell analysis and scenario modeling to support disposition and refinancing decisions, • Prepare monthly, quarterly, and annual property-level and portfolio-level performance reports, • Compile and submit lender reporting packages, covenant compliance certificates, and draw requests, • Maintain and update rent rolls, occupancy reports, and lease abstracts across the portfolio, • Track and report on key metrics including NOI, DSCR, occupancy, and leasing activity, • Lead the annual budgeting process for assigned assets in coordination with property management, • Monitor OPEX performance against budget and flag variances for review, • Track capital expenditure plans and coordinate with the construction team on project costs, • Analyze proposed leases, renewals, and amendments including NPV comparisons and lease economics, • Track lease expirations, renewal options, and tenant financial health across the portfolio, • Prepare deal comparison matrices and lease summaries to support leasing decisions, • Assist with due diligence on new acquisitions including review of rent rolls, leases, and financials, • Maintain an up-to-date portfolio dashboard tracking key metrics, valuations, and strategic milestones, • Research market conditions, submarket fundamentals, and comparable sales to support asset strategy, • Prepare investment committee materials, executive summaries, and board presentations Qualifications Required • 1–3 years of experience in commercial real estate asset management, acquisitions, or investment analysis, • Strong financial modeling skills — must be able to build a DCF and cash flow model from scratch in Excel, • Experience with commercial leases (office and/or retail) including lease abstracts and critical date tracking, • Proficiency in Microsoft Excel and PowerPoint; Argus Enterprise is a strong plus, • Familiarity with lender reporting requirements and debt covenant monitoring, • Bachelor's degree in Finance, Real Estate, Economics, or a related field, • Exceptional attention to detail and ability to manage multiple workstreams simultaneously, • Experience with Yardi or similar property management/accounting software, • Exposure to fund-level modeling, waterfall structures, and investor reporting, • Hands-on experience with office and/or retail asset classes, • Prior experience at a private equity real estate firm, REIT, or vertically integrated operator Compensation & Benefits • Base salary commensurate with experience, • Performance-based bonus tied to portfolio and deal activity, • Health, dental, and vision benefits, • 401(k) with company contribution, • Potential for deal-level carry / profit participation as the role develops Company DescriptionA2 Development Group is a fast growing real estate investment firm focusing on making real estate investments in NY and the Southeastern US. Job Description Sales and Inventory Analyst This is an in-office position - Uniondale, NY Position Summary: The Sales and Inventory Analyst will play a key role in supporting sales operations through accurate forecasting, customer portal setup, sales and product analytics, and administrative support for the sales team. This individual will bring a strong understanding of the CPG retail landscape and contribute to improving operational efficiency, financial accuracy, and overall business performance.
