Property Evaluation and Underwriting • Analyze on- and off-market deals to determine offer/monetization strategy and Maximum Allowable Offer (MAO), • Conduct Highest and Best Use analysis for: Wholesale, fix & flip, teardown & new builds, retail MLS resale, and rentals, • Prepare full valuation packets: After repair value (ARV) comps, land vs improvement value, rehab estimates, exit strategy analysis and risk assessment Construction & Renovation Estimates • Prepare accurate repair estimates for: Cosmetic renovations, full gut rehab, additions/dormers and new construction., • Identify major red flags such as foundation issues, mechanical problems and functional obsolescence. Market, Zoning and Trend Analysis • Review local zoning, setbacks, and buildable areas, • Analyze market trends, supply/demand, local comps, and neighborhood and market shifts Offer and Deal Strategy • Produce written MAO calculations for scenarios, • Recommend final offer & exit plans to leadership, • Support acquisition representatives during negotiation and contract phases, • Track deals from due diligence through closing Contracts, Legal, and Compliance • Coordinate with the TC to ensure all contracts and documents for properties under contract move through the pipeline promptly., • Ensure full compliance with applicable codes, ordinances, regulations, and laws.
