Job Description Position Overview Bustamante Arrieta is seeking a Senior Project Architect / Project Lead to join our New York office. This role combines project leadership, technical architectural expertise, consultant coordination, and project management. The successful candidate will be responsible for leading projects from Schematic Design through Design Development while maintaining design intent, technical quality, project schedules, consultant coordination, and overall project execution. The ideal candidate is a highly organized and technically strong architect capable of transforming design concepts into coordinated, buildable architectural solutions. This individual will actively produce and review architectural work, manage multidisciplinary consultant teams, oversee project development, and help establish technical standards, workflows, and project delivery procedures across the firm. This role is intended for an architect who is comfortable taking ownership of projects, leading complex coordination efforts, mentoring team members, and serving as the primary technical resource throughout project development. Working directly with the Principal, this individual will play a key leadership role in both project delivery and the continued growth of the practice. Key Responsibilities Project Leadership & Coordination • Lead the day-to-day development and execution of architectural projects., • Manage projects from Schematic Design through Design Development., • Coordinate project activities with the Principal, consultants, and external project teams., • Monitor project schedules, milestones, and deliverables., • Participate in client meetings, consultant meetings, and project reviews., • Track project progress and proactively identify challenges and solutions., • Maintain alignment between design intent, technical requirements, project schedules, and client objectives., • Coordinate project deliverables and ensure timely completion of milestones., • Support resource planning and project staffing requirements. Design Development Leadership • Develop architectural designs from Schematic Design through Design Development., • Translate conceptual design intent into coordinated and buildable architectural solutions., • Refine building layouts, circulation, unit planning, building systems integration, and technical requirements., • Coordinate structural, MEP, vertical transportation, façade, lighting, and specialty consultant input., • Participate in design reviews and technical coordination meetings., • Support technical decision-making throughout project development., • Maintain design quality and project vision throughout all phases. Technical Documentation & BIM Leadership • Produce and oversee architectural plans, elevations, sections, schedules, diagrams, and technical documentation., • Lead the preparation of Design Development packages., • Coordinate consultant information and integration into project documentation., • Maintain consistency and accuracy throughout project deliverables., • Review project documents for completeness, constructability, and coordination., • Develop, maintain, and manage Revit project models., • Establish project BIM workflows and coordination procedures., • Coordinate model integration with consultant teams., • Support implementation of firm-wide BIM standards and best practices. Consultant Coordination • Coordinate multidisciplinary consultant teams including structural, MEP, civil, landscape, lighting, façade, code, sustainability, and specialty consultants., • Organize and lead consultant coordination meetings., • Review consultant deliverables and integrate information into project documentation., • Track consultant progress and maintain coordination throughout project development., • Resolve interdisciplinary conflicts and coordination issues., • Ensure consultant deliverables align with project schedules and design objectives. Code, Zoning & Technical Compliance • Coordinate project compliance with applicable zoning regulations, building codes, accessibility requirements, and project-specific regulations., • Review technical requirements and entitlement constraints during project development., • Coordinate with code consultants and regulatory agencies as required., • Support project teams in resolving code-related design and documentation issues., • Assist in preparing projects for successful coordination with local Architects of Record. Quality Control & Technical Review • Perform QA/QC reviews throughout project development., • Ensure consistency, accuracy, and technical quality across all project deliverables., • Maintain drawing standards and documentation procedures., • Identify and resolve technical coordination issues proactively., • Review project documentation prior to client and consultant issuance., • Assist in establishing technical standards and quality control procedures across the firm. Office Standards & Practice Development • Assist in establishing office-wide drawing standards., • Develop project folder structures and document organization systems., • Establish document naming conventions and file management procedures., • Support implementation of BIM standards and project workflows., • Assist in developing project management procedures and coordination protocols., • Contribute to the development of quality assurance processes and project delivery standards., • Help create scalable systems that support future firm growth. Team Leadership & Mentorship • Work closely with the Principal and Design Architects to maintain design quality throughout project development., • Provide guidance and mentorship to junior architects, designers, and interns., • Foster a collaborative, organized, and high-performance studio environment., • Support onboarding and development of future team members., • Promote a culture of accountability, technical excellence, and continuous improvement. Qualifications Education • Professional degree in Architecture (B.Arch or M.Arch). Experience • Minimum 12 years of professional architectural experience., • Preferred 15–20+ years of experience leading complex projects., • Demonstrated experience leading projects through Design Development., • Extensive experience coordinating multidisciplinary consultant teams., • Experience producing and reviewing complex architectural documentation packages., • Experience managing project schedules, deliverables, and project teams., • Experience with multifamily, hospitality, mixed-use, commercial, institutional, or large-scale residential projects., • Experience working directly with developers and private clients., • Experience working on projects in New York City strongly preferred., • Experience coordinating with local Architects of Record preferred., • Experience establishing office standards, workflows, and project delivery procedures preferred. Compensation Salary Range $110,000 – $130,000+ annually Compensation will be based on experience, technical expertise, project leadership capabilities, NYC experience, and overall fit.
