Job Description We are seeking a dedicated and skilled Maintenance Crew Members to join our team at the Homeowners Association (HOA). The Maintenance Crew will play a vital role in ensuring the upkeep and maintenance of our community's facilities, common areas, and landscaping to enhance the quality of life for our residents. Responsibilities: The duties and responsibilities of the Employee shall include but not limited to the following manual work necessary to maintain cleanliness, orderliness, appearance, and sanitation of Rittenhouse Park Community Association. Which includes community amenities, common grounds, roads, walkways and buildings. Safety and Compliance • Follow established safety protocols and procedures to prevent accidents, • Ensure safety at all times to avoid injuries and property damage, • Ensure compliance with HOA rules, regulations and guidelines, • Report any safety hazards, maintenance issues or concerns to office manager, • Previous experience in groundskeeping or general maintenance and carpentry and painting., • Knowledge of basic landscaping techniques, equipment operation, • Ability to handle and maintenance equipment, • Tools such as mowers, trimmers, blowers, and hand tools painting supplies., • Physical stamina / ability to perform manual labor in various weather conditions, • Strong attention to detail and commitment to quality workmanship, • Effective communication skills and ability to work collaboratively within a team, • Competitive hourly wage with opportunities for overtime, • Sweep and mop all floors within the building at least twice per week, • Clean bathrooms and replenish supplies (soap, toilet paper, paper towel, etc), • Empty trash cans at least twice per week, • Prepare meeting room for all-purpose events & board meetings, • Clean areas behind all designated pool areas for pool #1 & #2, • Community amenities consist of pools, tennis courts, open field areas, • Address maintenance issues promptly or escalate matters to office manager, • Perform daily routine inspections to maintain the aesthetic appeal of the community, • Inspect and maintains as per our BYLAWS common areas, including sidewalks, pathways and all courts daily, • Clean vents within rooms and bathrooms at least twice per week, • Community amenities consist of pools and club house must be monitored and kept in order., • Address maintenance issues promptly or escalate matters to office manager, • Ensure reporting unfinished tasks and requests for professional services, • Must keep an accurate log of daily tasks., • Monitor/ assist in seasonal maintenance tasks as needed, • RPCA currently contracted with landscaping company, • Landscaping company handles grass cutting, leaf removal, and flower installs, • Landscaping company handles snow removal and ice control, • Ensure the safety and accessibility of community pathways daily, • Prepare community amenities for seasonal use as needed, • Responsibility to keep company truck services and clean and inspected ., • Responsibility to keep accurate log and upkeep of Golf Cart and Batteries charged., • Ensure functionality and appearance upkeep of community infrastructures, • Repair and replace broken or damaged equipment, fixtures and structures, • Perform minor carpentry, plumbing, electrical and painting as needed, • Ensure changing HVAC filter quarterly and updating annual log with dates, • If unable to perform certain duties, issues must be escalated to office manager, • Obligated to maintain the integrity of community buildings and facilities, • Perform parking space maintenance as needed (removal or repainting numbers) keep all courts and parking area free of all debris, • Water plants at entrances (Rittenhouse & Rockland Drive) spring & summer, • Maintain landscaping equipment and ensure tools are in good working condition, • Including Mowers, trimmers, blowers, and irrigation systems (if applicable, • Monitor overgrowth of ivy, trees, shrubs and damaged wooden structures, • Issue daily citations / violation notices for items improperly dumped on common grounds and threw out the community, • Ensure performing dump removals on Thursday or Friday to Public Works, • Clean vents within rooms and bathrooms at least twice per week, • Conduct several seasonal inspections of community amenities, • Community amenities consist of pools, tennis courts, open field areas, • During summer months, clean restrooms (replenish supplies as needed) daily, • Dispose of trash at least three times per week, do not allow it to overflow, • Remove any debris and clean all trash around both pool areas and walkways, • Properly dispose trash / recycle from pool areas on collection days, • Water plants at Pool #1 (June - September) up to three times per week, • Ensure pool cover at Pool #2 stays clear of debris, standing water, ice & snow, • Weekly inspections of pool buildings quarterly to ensure good condition, • Address maintenance issues promptly or escalate matters to office manager, • Ensure reporting unfinished tasks and requests for professional services
