Job Description General Summary We are seeking a maintenance worker to assist the superintendent in maintaining the physical integrity of the property. This involves insuring a safe, secure, and comfortable living environment for residents, visitors and staff. The maintenance worker will carry out assigned duties in a safe manner and other duties as requested by the Superintendent. Essential Job Functions/Responsibilities: A building maintenance worker must possess a variety of skills encompassing most of the construction trades, handling that require basic skills as an electrician, carpenter, plumber, mechanic, painter, HVAC technician and roofer, as well as be able to perform all the responsibilities of a porter, should the situation warrant. The building maintenance worker must always remain aware of their limitations and request the services of a professional when the worker’s lack of expertise requires it. Maintenance workers might touch up paint in the lobby, repair a faulty house lock, troubleshoot an open electrical short and replace a faucet, carry an extension ladder, use a 14-pound sledgehammer, all in the same day. • Plumbing: includes the repair, replacement or installation of faucets, pipes, toilets, garbage disposals, dishwashers, water-dispensing refrigerators, and washing machines., • Electrical: includes the troubleshooting, repair, replacement or installation of power switches, fuses, wall sockets, ceiling lights, and ceiling fans., • Drywall/Plaster repair: includes filling in small holes caused by nails and minor dings from normal wear and tear most performed between the time a tenant vacates a unit and a new renter assumes occupancy., • Painting: includes minor touch-ups following damage repair and new coats of paint applied to unit walls between the time a tenant vacates a unit, and a new renter assumes occupancy., • Appliance repair: includes the repair, replacement or installation of major household appliances, such as refrigerators, dishwashers, range ovens, washers and dryers, and air conditioners., • Grounds keeping includes mowing grass, pulling weeds, trimming and pruning trees and shrubs, watering lawns and plants, replacing light bulbs along pathways and parking areas, sweeping or raking leaves, and tidying up bark or other ground covering., • Cleaning/housekeeping includes maintaining a tidy appearance in shared community locations, such as the leasing office lobby, clubhouses, and fitness or recreational areas. Also includes cleaning fixtures, floors and other surfaces in vacated units before new renters assume occupancy., • Snow removal: includes shoveling, blowing or plowing snow away from covered walkways and driveways, and laying down rock salt atop icy surfaces to prevent slipping., • Customer service: includes professional, prompt and courteous correspondence with renters when scheduling and providing maintenance services, and with contracted vendors that provide additional facility services., • Time management: includes maintaining an organized scheduling and tracking system, usually on a computer, to effectively complete all maintenance requests in a timely manner and in the order by which they were received or by level of urgency., • Represent the Company in a professional manner as reflected by personal appearance, attention to detail, jobsite cleanliness, customer service and safety., • Document and record all work, purchases, deliveries, accidents, and any other related items in a timely, professional manner., • Respond to emergencies as needed including nights and weekends, being on-call with a cell phone., • Record all inspections and related maintenance on appropriate forms in an accurate and timely manner., • Prioritize all work to minimize vacancy loss, prevent property damage, and provide service to residents., • Inventory Control: Be knowledgeable of inventory levels of spare parts and supplies and inform the Superintendent of shortages., • Appearance: Neat, clean well-groomed appearance, • Education: High School Graduate or G.E.D. Under the direct supervision of a Supervising Attorney, the Padilla Attorney works directly with clients and criminal defense attorneys to determine clients’ immigration status, screen for eligibility for affirmative immigration benefits or relief from deportation, identify strategies to mitigate the immigration consequences of criminal proceedings, and advise clients on the consequences of potential resolutions of their criminal cases. Job Description Brooklyn Defender Services (BDS) seeks experienced attorneys to join the Homicide Unit in our Brooklyn and Queens offices. BDS is a public defense office representing low-income New Yorkers in criminal, family, immigration, and civil legal matters. For nearly 30 years, BDS has worked, in and out of court, to protect and uphold the rights of individuals and to change laws and systems that perpetuate injustice and inequality. Our legal expertise work with clients is focused on the intersections of these legal systems that disproportionately impact Black and Brown communities living in poverty. Because of the nature of homicide cases, the use of experts is a large part of the legal practice, including ID and false confession, medical and pathology, digital forensics, photogrammetry and video enhancement as well as creative use of new types of experts. BDS has an in-house forensic unit that assists with all areas of expert testimony, but attorneys should be prepared to build their own expertise in the wide range of forensic and scientific evidence that are collected or are necessary to defend a homicide case. Responsibilities: • Directly represent clients in Brooklyn or Queens Criminal and Supreme Courts from intake through dismissal, plea or trial in the most serious and complex cases including major felonies and homicide., • Foster strong attorney/client relationships., • Work collaboratively on interdisciplinary case teams with experienced investigators, social workers with mitigation expertise, attorneys specializing in appellate issues, forensic/DNA expert/attorneys, paralegals, and admins., • Work closely with experts including ID and false confession, medical and pathology, digital forensics, photogrammetry and video enhancement as well as develop creative uses of new types of experts., • Participate in a rotation to be available to appear at the arraignment of a homicide case or other case deemed appropriate for the unit on weekdays, nights, weekends, and holidays., • Prepare for and litigate hearings and trials in Supreme Court, as well as collateral administrative tribunals., • Prepare and argue written motions, argue in court regarding discovery, answer legal motions filed by the District Attorney’s office and other legal written and oral arguments in cases assigned to the attorney., • Collaborate with other BDS staff from our housing, immigration, family defense and education, • practices to provide comprehensive assistance to clients., • Meet regularly with supervisor to review caseload, discuss case strategy, and prepare for trial., • Be an advisor to the client when decisions are made about the case., • Meet with family members or other support networks as client requests., • Additional responsibilities as assigned. BDS is a public defense office representing low-income New Yorkers in criminal, family, immigration, and civil legal matters. This includes compliance with city and state (and potentially federal) reimbursement requirements, revenue recognition, and support for audit readiness. This position is responsible for developing and monitoring contract and program budgets throughout the year, preparing and submitting monthly government reimbursement claims, and conducting financial analysis to support organizational sustainability. The role serves as a financial partner between Program, Development and Finance leadership - ensuring that spending aligns with budgets and that all allowable costs are fully captured in monthly claims. Summary: The Porter will make sure that a mixed-use residential and commercial building in Flushing, Queens is maintained daily in clean and functioning order for its occupants. Overall duties will include removing debris, maintaining common areas, restocking bathrooms, and responding to all cleaning emergencies. Responsibilities: • Regular working hours will be full-time 40 hours weekly. Porter will be expected to be on call during off hours to perform emergency tasks requested and not to accept other employment that would conflict with job obligations., • Maintain a weekly time log indicating completion of chores and duties, including day and time the activity took place, and submit log to building manager with time sheet every other Friday., • Sweep floor daily, mop public areas of building at least twice per week, including but not limited to staircases and hallways, and as otherwise needed., • Prepare, sort and remove garbage and trash in building for pick up by garbage trucks., • Keep basement clean and free of all clutter and debris at all times. Do not permit storage of any miscellaneous or personal items (furniture, etc.) by any tenants or occupants in the building therein. Also, porter will remove and dispose of any dead vermin., • Keep receptacles covered at all times. Make sure all garbage is bagged and the building is free of violations for garbage and debris at or around the building. Follow recycling rules: all recyclable and garbage is to be placed in front of the building according to New York City Department of Sanitation schedule., • Clean rear yard, airshaft, sewer trap and roof at least once a week or more if needed., • Promptly replace any missing or burned out bulbs in public area and basement., • Report all tenants moving in or out of building to management office., • Ensure that vacant apartments are kept clean and securely locked at all times and not rented or used by porter or others for any reason., • Report any defect, suspected or otherwise, in the roof, plumbing, electrical and etc. to management., • During snow periods, clear snow from all sidewalks adjacent to and in front of the building. During light snow or ice, apply granulated salt compound or alternative immediately to avoid slippage., • Report any illegal activities or conduct, suspected and / or witnessed, on the part of any tenants or visitors at or around the building. If there is any evidence of drug activity (addicts, vials, needles, envelopes), or other undesirable behavior, notify management office staff person immediately., • Report and file report on all accidents without delay to the management office., • Maintain a neat appearance and a polite, courteous demeanor at all times., • Advise of need for cleaning tools, supplies and equipment. When materials are ordered / requested / acquired, porter is responsible for storing them in proper place for future use., • Keep handrails clean and free of the dust that accumulates on them., • Wash down sidewalks and garbage beam., • Supervise any outside contractors and utility companies.
