Qualifications • Bachelor's degree in Occupational Safety, Construction Management, Environmental Health & Safety, or a related field preferred., • Minimum 7–10 years of construction safety experience, including leadership responsibilities., • Strong knowledge of OSHA regulations, construction safety standards, and risk management practices., • OSHA 30-Hour Certification required; OSHA 500 preferred., • Certified Safety Professional (CSP), Construction Health and Safety Technician (CHST), or equivalent certification preferred., • Experience managing safety programs on commercial, industrial, infrastructure, or heavy construction projects., • Excellent communication, leadership, and organizational skills., • Ability to travel to project sites throughout New Jersey and surrounding areas as needed. Job DescriptionPosition Summary The Maintenance Director is responsible for planning, organizing, directing, and maintaining the physical plant, building systems, equipment, and grounds of the facility. This position ensures the facility remains safe, clean, functional, and compliant with all federal, state, and local regulations, including CMS, New Jersey Department of Health, OSHA, NFPA, and Life Safety Code requirements. The Maintenance Director works closely with all departments to provide a safe, comfortable, and well-maintained environment for residents, visitors, and staff. Essential Duties and ResponsibilitiesFacility Operations Oversee the daily operation of the Maintenance Department. Maintain all building systems, including HVAC, plumbing, electrical, fire alarm, sprinkler, generator, boilers, medical gas (if applicable), and security systems. Perform routine inspections of the facility to identify maintenance needs and safety concerns. Ensure all resident rooms, common areas, offices, and grounds are properly maintained. Maintain the facility parking lots, sidewalks, landscaping, and exterior appearance. Preventive Maintenance Develop and maintain a comprehensive preventive maintenance program. Schedule and document routine maintenance of all equipment and building systems. Ensure timely repair or replacement of damaged equipment. Maintain maintenance logs, inspection records, and service reports. Coordinate annual inspections, certifications, and testing of required equipment. Life Safety & Regulatory Compliance Ensure compliance with CMS, New Jersey Department of Health, OSHA, NFPA, EPA, and local building codes. Maintain compliance with the Life Safety Code. Coordinate and document fire drills as required. Ensure fire doors, smoke barriers, exits, emergency lighting, and fire extinguishers remain compliant. Conduct regular environmental rounds to identify and correct potential hazards. Maintain documentation required during state surveys and life safety inspections. Assist leadership during annual surveys and regulatory inspections. Emergency Preparedness Maintain the facility Emergency Preparedness Program. Ensure emergency generators are tested and maintained according to regulatory requirements. Participate in disaster drills and emergency response planning. Ensure emergency equipment is readily available and functioning properly. Respond promptly to facility emergencies, including floods, utility failures, severe weather, and fire alarms. Work Order Management Receive, prioritize, assign, and complete maintenance work orders in a timely manner. Ensure resident maintenance requests are completed promptly and professionally. Maintain records of completed repairs and outstanding work orders. Supervision Supervise maintenance personnel and outside contractors. Schedule department staffing to ensure adequate coverage. Provide orientation, training, coaching, and performance evaluations. Promote teamwork and maintain a safe working environment. Environmental Safety Conduct regular safety inspections throughout the facility. Identify and correct hazards related to resident safety. Maintain compliance with OSHA regulations and workplace safety standards. Ensure proper storage and handling of chemicals and hazardous materials. Monitor indoor air quality, water temperatures, and environmental systems. Vendor & Contractor Management Coordinate outside vendors for repairs, inspections, and preventive maintenance. Obtain estimates and monitor contractor performance. Ensure vendors comply with facility policies and safety requirements. Budget & Inventory Assist with preparation and management of the maintenance budget. Monitor supply inventory and equipment needs. Order maintenance supplies while maintaining cost-effective purchasing practices. Maintain inventory of tools, equipment, and replacement parts. Interdepartmental Collaboration Work closely with Nursing, Housekeeping, Dietary, Administration, and other departments to ensure facility needs are met. Assist with room readiness for admissions and transfers. Support renovation and capital improvement projects.

This position is responsible for overall supervision of contract personnel, coordination with the Government, management of facility maintenance operations, oversight of preventive maintenance and work orders, safety and security compliance, and support of emergency response and continuity of operations. The role requires strong leadership in a federal laboratory and facilities environment, including knowledge of electrical systems, HVAC systems, digital controls, chemical fume hoods, and specialized exhaust systems. Essential Duties and Responsibilities · Provide overall onsite supervision to ensure all contract requirements are performed efficiently and in accordance with the Performance Work Statement (PWS). · Serve as the primary site liaison with the Contracting Officer Representative (COR), Contracting Officer (CO), and other Government stakeholders. · Lead and manage facility maintenance operations involving electrical, mechanical, HVAC, refrigeration, laboratory support systems, grounds support, and administrative services. · Plan, assign, and oversee daily work activities, staffing coverage, schedules, and performance of site personnel and key leads. · Develop, maintain, and oversee preventive maintenance plans, operational procedures, work order execution, and required contract documentation. · Conduct weekly status meetings and prepare monthly reports, inventory updates, and other deliverables required by the Government. · Ensure emergency repairs are initiated within required response timeframes and that continuity of operations is maintained. · Oversee compliance with OSHA programs and site safety requirements, including lockout/tagout, confined space, hazard communication, PPE, hot work, and hearing conservation. · Ensure employees are properly trained, cross-trained, licensed, and credentialed for assigned duties. · Provide leadership for building systems operations, including HVAC and refrigeration systems, digital data control systems, chemical fume hoods, and specialized air exhaust systems. · Monitor quality of work, address deficiencies, and implement corrective actions to maintain contract performance standards. · Support laboratory and facility operations by coordinating maintenance shutdowns, repairs, and technical activities with minimal disruption to mission requirements. Minimum Qualifications · Ten (10) years of direct supervisory experience managing facilities maintenance and operations. · At least ten (10) years of experience as a senior licensed electrician. · Demonstrated ability to read, write, and communicate effectively in English. · Knowledge and experience with heating, refrigeration, and air conditioning (HVAC) systems, including digital data control systems. · Knowledge and experience with chemical fume hoods, specialized air exhaust systems, and scientific/laboratory equipment. · Experience managing work in commercial, industrial, laboratory, or government facilities environments. Preferred Qualifications · Experience managing federal facilities operations and maintenance contracts. · Experience using CMMS or similar maintenance management systems. · OSHA 30-Hour training or comparable safety training. · Experience supporting laboratory environments, critical systems, and regulated facility operations. · Familiarity with preventive maintenance planning, reporting, inventory management, and emergency response coordination. Supervisory Responsibility · Direct supervision of Electrical Lead, Mechanical Lead, and other assigned operations and maintenance personnel. · Oversight of subcontractors, vendors, and support staff as required by the contract.
