Job Description We are seeking an accomplished Community Manager to lead the operations, financial performance, and resident experience of a premier luxury multifamily community. This role requires a proven leader with experience managing large-scale Class A assets, driving revenue growth, and overseeing high-performing onsite teams. The ideal candidate has successfully managed communities exceeding 400 units, understands the complexities of lease-up and stabilization, and possesses strong business acumen related to revenue management, asset preservation, and operational excellence. This is an opportunity to oversee a flagship property and play a key role in maximizing occupancy, resident satisfaction, and long-term asset performance. Key ResponsibilitiesLeadership & Team Development • Recruit, develop, and lead a high-performing onsite team, including leasing, administrative, and maintenance personnel., • Foster a culture of accountability, professionalism, and exceptional customer service., • Provide coaching, performance management, and career development support to team members., • Partner with maintenance leadership to ensure operational efficiency and property readiness., • Establish performance expectations and monitor progress toward occupancy, retention, and financial goals.Property Operations, • Direct all day-to-day operations of a luxury multifamily community., • Maintain exceptional curb appeal, amenity presentation, and overall community standards., • Conduct regular property inspections and implement corrective action plans as needed., • Ensure efficient apartment turnover processes and readiness for resident move-ins., • Oversee vendor relationships, service contracts, and operational compliance requirements.Revenue Management & Financial Performance, • Drive financial performance through strategic revenue management and expense control., • Analyze market conditions, competitor activity, occupancy trends, and pricing opportunities., • Develop and implement rental pricing strategies that maximize revenue and support occupancy objectives., • Manage concession programs and evaluate their effectiveness against leasing goals., • Prepare, administer, and monitor operating budgets and forecasts., • Review financial reports, identify performance trends, and implement action plans to improve results., • Ensure timely rent collections and effective delinquency management.Lease-Up & Asset Stabilization, • Lead lease-up initiatives and occupancy growth strategies for newly delivered or repositioned communities., • Collaborate with marketing and leasing teams to accelerate absorption and achieve stabilization goals., • Monitor leasing traffic, conversion ratios, and market penetration to adjust strategies as needed., • Develop resident retention programs that support long-term occupancy and revenue growth., • Partner with ownership and regional leadership to execute asset-specific business plans.Capital Projects & Asset Preservation, • Manage capital improvement initiatives and property enhancement projects., • Coordinate warranty-related items with contractors, vendors, and development partners., • Oversee vendor performance to ensure quality workmanship and contract compliance., • Support long-term asset preservation through preventive maintenance planning and execution., • Monitor project timelines, budgets, and completion standards.Resident Experience & Compliance, • Deliver a superior resident experience through responsive communication and service excellence., • Address resident concerns and escalated issues promptly and professionally., • Ensure compliance with Fair Housing regulations, OSHA standards, and company policies., • Maintain accurate documentation and operational records.QualificationsRequired Experience, • Minimum 5 years of multifamily property management experience., • At least 2 years of experience managing a Class A luxury apartment community., • Experience overseeing communities of 400+ units., • Demonstrated success leading large onsite teams and managing complex operations., • Strong experience with budgeting, financial reporting, and revenue optimization.Highly Preferred, • Lease-up, new construction, or property stabilization experience., • Experience opening, delivering, or stabilizing newly developed multifamily communities., • Capital project management experience, including vendor oversight and warranty coordination., • Experience working within luxury, high-profile, or flagship multifamily assets.Skills & Competencies, • Advanced revenue management and pricing strategy expertise., • Strong understanding of leasing analytics, market surveys, and competitive positioning., • Proven leadership, coaching, and employee development abilities., • Excellent organizational and project management skills., • Strong analytical and financial decision-making capabilities., • Exceptional customer service and conflict resolution skills., • Knowledge of Fair Housing laws and multifamily compliance standards., • Proficiency with property management software platforms such as Yardi, RealPage, Entrata, or similar systems., • Strong Microsoft Office skills, including Excel and Outlook.Physical Requirements, • Ability to walk the community regularly, including climbing stairs., • Ability to inspect units, amenities, and common areas throughout the property., • Ability to lift up to 25 pounds occasionally., • Flexibility to work evenings, weekends, and holidays as business needs require.Compensation & Benefits Salary Range: $100,000 – $130,000 annually, commensurate with experience and qualifications.
