A real estate agent working for IndigoHomes is responsible for guiding clients through the process of buying, selling, or renting properties as well as capturing properties. The role combines sales, marketing, research, and negotiation skills. Key Responsibilities: Capturing properties: Creating inventory for future sales through any kind of channel. This could be, for example, via promoters of New Build or contacting property owners and explain to them the advantages of selling their property. Assist clients in purchasing, renting, or selling property: Guide buyers, sellers, and renters from initial contact through closing, providing advice and market insights throughout the transaction. Conduct property evaluations and comparative market analyses: Assess current market trends, estimate property values, and recommend pricing strategies. Generate and manage client leads: Build a pipeline of new prospects through networking, online marketing, referrals, and follow-up. Market properties: Develop listings, coordinate and promote open houses, create advertising materials, and manage online and social media presence to attract potential buyers or renters. Show properties and accompany clients: Arrange appointments and show homes or commercial spaces to clients, highlighting features and answering questions. Negotiate contracts and manage transactions: Draft, present, and revise purchase offers or lease agreements, and mediate negotiations between buyers and sellers or landlords and tenants. Prepare and review necessary documentation: Handle contracts, agreements, disclosures, and ensure legal requirements are met through proper paperwork and filing. Coordinate with other professionals: Work collaboratively with lenders, appraisers, home inspectors, attorneys, and contractors to facilitate smooth transactions. Stay up to date: Monitor the latest real estate market conditions, trends, best practices, mortgage rates, neighborhood statistics, and new property listings. Negociar contratos y gestionar transacciones: Presentar ofertas de compra o contratos de arrendamiento, mediando en las negociaciones entre las partes. Preparar y revisar la documentación necesaria: Obtener y revisar la documentación necesaria para elaboración de reservas, contratos de arras, arrendamientos y contratos de compra venta. Coordinar con otros profesionales: Colaborar con bancos y agentes financieros, tasadores, abogados y contratistas de servicios relacionados para facilitar transacciones sin inconvenientes. Mantenerse actualizado: Seguir de cerca las condiciones actuales del mercado inmobiliario, las tendencias, mejores prácticas, tipos hipotecarios, estadísticas de barrios y nuevos listados de propiedades. Requisitos típicos: • Experiencia en ventas o marketing (preferible), • Buenas habilidades de comunicación, negociación e interpersonales, • Capacidad para trabajar de forma independiente, disponer de coche, ser detallista y gestionar bien el tiempo, • Conocimiento del mercado local y de los procesos inmobiliarios Tareas administrativas: • Atender consultas de clientes, llamadas telefónicas y correos electrónicos, • Mantener actualizadas las bases de datos de clientes y listados de propiedades (Mobilia), • Programar citas, visitas y jornadas de puertas abiertas, • Organizar y archivar documentos relacionados con las transacciones
