Our Core Values: Integrity, Attitude, Excellence and Growth POSITION OVERVIEW Position Purpose: The Development Design and Construction Manager will serve as the owner’s representative and project lead across all active developments. This role is responsible for managing the full project lifecycle once a deal is sourced and approved by the Development Partner — including entitlement coordination, design management, budgeting, pre-construction, bidding, construction oversight, and reporting. DUTIES & RESPONSIBILITIES Pre-Development & Entitlement • Manage entitlement processes including permitting, and city approvals., • Coordinate with municipal officials and consultants to secure timely approvals., • Lead design management from concept through construction documents, ensuring constructability and budget alignment., • Oversee architects, engineers, and consultants; track deliverables and resolve conflicts., • Direct pre-construction activities: budgeting, value engineering, bid processes, and GMP contract execution., • Act as owner’s representative with the General Contractor (GC) and consultants., • Lead monthly OAC (Owner/Architect/Contractor) meetings; monitor schedule and cost reports., • Review and approve RFIs, submittals, change orders, and pay applications at the appropriate level., • Conduct site inspections, QA/QC reviews, and progress evaluations., • Develop and maintain project budgets, forecasts, and draw schedules working with accounting department., • Prepare and submit monthly lender draw requests with supporting documentation., • Provide monthly project reports to internal leadership., • Oversee project close-out, punch lists, and delivery of O&M manuals and warranties., • Ensure smooth handoff to property management and asset management teams., • 5+ years' experience in real estate development, construction management, or design management., • Proven track record managing projects., • Strong technical knowledge of building systems, construction means & methods, and design processes., • Skilled in project budgeting, scheduling, and financial reporting., • Excellent communication skills with consultants, city officials, GCs and lenders., • Proficient in project management and construction software (Procore, MS Project, Bluebeam, or similar)., • Leadership & Accountability – Takes ownership of outcomes across multiple projects., • Design-to-Budget Thinking – Balances creative design with financial discipline., • Communication & Negotiation – Builds trust with city officials, contractors and lenders., • Detail-Oriented Execution – Ensures nothing falls through the cracks on cost, schedule, or reporting., • Competitive base salary, based on experience and market., • Performance-based bonus tied to project milestones (closing, CO, stabilization)., • Competitive Benefits package and PTO: To invest in property, while we develop people, to serve others in a way that makes an impact that matters.
