Job Description RCP Management is seeking a Building Manager to oversee the daily operations of a residential property with professionalism, efficiency, and strong attention to detail. This role is responsible for ensuring all building activities are administered in a courteous, organized, and timely manner while maintaining a high standard of service. The ideal candidate will represent both the association and RCP in a positive, service-oriented capacity, consistently projecting a friendly and professional image to residents, vendors, and stakeholders. This full-time position offers a competitive salary range of $100,000–$120,000 per year, depending on experience, along with a comprehensive benefits package that includes: • 401(k) plan with employer match, • Medical, Dental, and Vision insurance, • Life insurance, • Short-Term and Long-Term Disability coverage, • Flexible Paid Time Off (PTO)Compensation: $100,000 - $120,000 Responsibilities: Financial Management: • Assist in the preparation of the budget along with the corporate office financial staff and Board to ensure proper analysis and recommendations as to the final annual budget, • Review monthly financials – Make recommendations to the Board as to anticipated shortfalls and/or excess funding by budget line items, • Assist the Association auditor with the preparation of financial statements, • Implement and oversee the collection of association dues, • Approve all purchases of supplies and equipment, • Approve and monitor payment of bills Operations Management: • Conduct periodic inspections of the physical plant, noting deficiencies, and take necessary action within budget and/or authority granted by the Board, • Ensure that proper maintenance standards and by-laws, as well as rules and regulations, are met, • Supervise and train front desk and maintenance staff, • Develop and manage short and long-term building operation plans, • Prepare notice of meetings and agendas, • Prepare management reports, • Attend meetings of the Board of Directors as per the management contract, • Prepare, update, and administer all forms and procedures for resales, • Implement and enforce rules and regulations, • Prepare bid specifications and solicit bids for all contracts, • Monitor the work of all contractors to ensure compliance with contractual obligations, including landscaping, maintenance and repairs, waste removal, snow removal, pool management, and legal counsel, • Be familiar with building layout and the operation of mechanical systems, • Implement unit alteration policy and preventive maintenance program, • Assist the engineer with capital reserve schedule updates and deferred maintenance schedules, • Implement an A/P and inventory control system, • Management and/or oversight of site-specific operations and their systems (garages, leases, rentals, move-ins/move-outs, website, staff certifications, key badges, etc.) Communications and Customer Relations: • Respond to calls from Board members, unit owners, vendors, and professionals. Job Description We are currently hiring a Senior Mechanical Engineer in our Building Engineering division at our Albany, Poughkeepsie, White Plains, or Brooklyn NY office. The Building Engineering Division at LaBella provides complete building engineering services including mechanical, electrical, plumbing, and structural engineering. Services range from feasibility studies and analysis through project design and construction. Our engineers are well versed in new construction, renovations, additions, analysis, special structures, and design/build projects for a variety of clients. The Senior Mechanical Engineer will work with clients to provide HVAC, plumbing, and fire protection designs, studies and technical support as required to fulfill project requirements. Typical projects will involve field work, design, and construction administration services. A successful candidate will be able to work well in a team, provide leadership to Jr Engineers, and be capable of developing new business. This position offers the opportunity to transition into a mechanical leadership role for the office. Responsibilities • Supervise mechanical engineering staff to develop concepts, strategies, construction documents and engineering reports for new building renovation projects., • Ability to provide mechanical leadership for both large multi-discipline design projects including HVAC, plumbing, process piping systems and fire protection design., • Interact directly with clients technically by completing analysis of design options, cost benefit comparisons, and communicating results to assist owner in decision making process., • Responsible for directing mechanical project team to meet project goals and maintain quality work product., • Manage the mechanical project financial performance and schedule., • Client and Business Development., • Proposal writing to initiate new business., • Maintain client relationships.
