Job DescriptionJob Title: Maintenance Technician Job Description This role focuses on providing timely, high-quality maintenance and repair services within a large residential apartment community. You will complete service requests, maintain building systems and amenities, and ensure a clean, safe, and well-functioning environment for residents while communicating professionally with tenants during service calls. Responsibilities • Complete all maintenance and service requests within 24 hours whenever possible, except when extraordinary parts or labor are required., • Maintain the maintenance shop in a clean, organized, and safe condition at all times., • Inspect, maintain, and repair all amenity areas to ensure they remain safe, functional, and presentable., • Diagnose and repair appliances and other apparatuses within the premises, ensuring proper operation and resident satisfaction., • Communicate clearly and professionally with residents while performing service calls, explaining issues and resolutions as needed., • Use various hand tools and test equipment, ranging in weight from a few ounces up to approximately 40 pounds, in a safe and efficient manner., • Use a 30-pound can of refrigerant to service air-conditioning systems in accordance with safety and operational guidelines., • Hand-carry and operate a 70-pound refrigerant recovery unit for HVAC servicing and repairs., • Hand-carry and install air-conditioning compressors weighing approximately 40 to 120 pounds, depending on the size of the condensing unit., • Hand-carry and install air-conditioning condenser units weighing approximately 100 to 250 pounds., • Hand-carry and install furnaces or forced air units weighing up to approximately 90 pounds., • Hand-carry and install hot water heaters weighing between approximately 70 and 90 pounds., • Hand-carry and install commode/closet combinations weighing approximately 40 to 50 pounds., • Perform general property operations and maintenance tasks across the community, including routine inspections and preventive maintenance., • Carry out heating and air-conditioning (HVAC) maintenance and repairs to ensure comfortable and reliable climate control for residents., • Perform basic and intermediate plumbing work, including troubleshooting and repairing leaks, clogs, and fixture issues., • Maintain and repair pool systems and related equipment to support safe and proper pool operation., • Perform basic and intermediate electrical work, including troubleshooting and repairing minor electrical issues as appropriate., • Carry out carpentry tasks such as minor repairs, adjustments, and installations within units and common areas., • Repair and maintain appliances and equipment to ensure they remain in proper working order., • Perform wallpaper repair and painting tasks to maintain a clean and attractive appearance throughout the property., • Travel within the residential property to perform on-site maintenance and repairs as required., • Adhere to all safety procedures and guidelines while performing maintenance tasks, including proper lifting techniques and equipment use., • Be available for on-call work to respond to after-hours emergencies and urgent maintenance issues.Essential Skills, • Demonstrated ability to complete maintenance and service requests in a timely and efficient manner., • Proficiency with hand tools and basic test equipment used in maintenance and repair work., • Basic plumbing skills, including the ability to diagnose and repair common plumbing issues., • Basic electrical skills suitable for residential maintenance work., • HVAC skills, including servicing air-conditioning systems and handling refrigerant and related equipment., • Carpentry skills for performing minor repairs, installations, and adjustments., • Ability to safely lift, carry, and install equipment and components weighing from approximately 40 to 250 pounds, using proper techniques and assistance when needed., • Strong communication skills for interacting professionally and respectfully with residents during service calls., • Ability to maintain a clean and orderly maintenance shop and work areas., • Capability to work within a large residential property and respond to maintenance needs throughout the premises.Additional Skills & Qualifications, • Experience performing general property operations and maintenance in a residential or similar environment., • Experience with heating and air-conditioning systems, including basic troubleshooting and repair., • Familiarity with pool care and maintenance, including basic pool system operations., • Experience with appliance and equipment repair in a residential setting., • Experience with wallpaper repair and interior painting for unit turns and general upkeep., • Professional appearance appropriate for frequent interaction with residents on the premises., • Willingness to be part of an on-call rotation for 24-hour emergency maintenance coverage.Why Work Here? Work Environment The position is based at a large, approximately 800-unit apartment complex in Bellport. You will work primarily on-site within the residential community, moving between units, common areas, and amenity spaces to perform maintenance tasks. Standard hours are Monday through Friday, 8:00 a.m. to 5:00 p.m., with additional overtime opportunities and participation in a 24-hour on-call rotation for emergencies, which is compensated with overtime pay. The role involves frequent use of hand tools, test equipment, refrigerant tanks, refrigerant recovery units, and HVAC components, as well as handling and installing heavy equipment such as compressors, condensers, furnaces, hot water heaters, and plumbing fixtures. The environment is hands-on and physically active, requiring regular lifting, carrying, and installation work. A clean, neat appearance and appropriate work attire are expected, as you will regularly interact with residents throughout the property. Job Type & Location This is a Contract to Hire position based out of Bellport, NY. Pay and Benefits The pay range for this position is $20.00 - $25.00/hr.
