Job Description DUTIES AND RESPONSIBILITIES: • Prepare elevators for moving process., • Assist Residents with simple maintenance needs in their apartments and perform minor maintenance repairs., • Assist with the set up and break down of facility social functions., • Hang pictures for new move-ins. Hook up cable, if requested., • Paint rooms and common areas. Puts up required signage indicating wet paint and cleans area after complete. Ensures drips are wiped clean., • Perform repairs and keeps common areas of building and outside of building and grounds in good repair., • Assemble furniture for the facility., • Report resident requests for work (other than minor work) to the Director of Maintenance for direction and cost of proceeding., • Make duplicate keys., • Read all SDS sheets and takes all precautions necessary, including wearing proper PPR when handling chemicals. Maintains compliance with OSHA regulations., • Attend monthly in-services as appropriate for Maintenance Department., • Work independently following tasks from a schedule or log book., • All additional duties assigned by the Director of Maintenance, Executive Director or Manager on duty. QUALIFICATIONS: • High School diploma or equivalent, • Knowledge of basic hand tools, power tools and painting techniques., • Ability to follow instructions in English, both oral and written., • Two years’ prior experience as handyman and painter, • Ability to follow preventative maintenance calendar.

Ensure timely completion of noted deficiencies relating to the physical structure., • Adhere to program budget for all purchasing and maintenance projects., • Recommend the hiring of contractors from approved vendors and research new vendors., • Coordinates and oversees completion of multiple contracted projects to ensure compliance within specifications and quality of workmanship., • Initiate preventative maintenance programs., • Collaborate with Clinical Staff and Residential Management in ascertaining and accommodating residents' current and long-term needs as relates to maintenance, repair work and renovations. Qualifications: • HS Diploma/GED required; some college preferred, • 3-5 yrs. related facilities maintenance, purchasing, and construction project management experience., • Demonstrated proficiency at the "advanced handyman" level with building crafts including carpentry, plumbing, light electrical, painting, masonry, structural household repairs., • Negotiating skills; cost estimating experience helpful., • Good interpersonal communication and collaborative team skills, • Strong organizational skills, including attention to detail, time management and follow-up ability in a multi-priority work environment., • Ability to be available On Call 24/7 in emergencies, and to work flexible hours when necessary is required., • Ability to travel island-wide in all types of weather, • Valid NYS Driver's License Salary: $66,500 - 67,568/yr.
