As the Residential Services Lead Inspector, you’re the go-to expert in keeping everything running seamlessly. From conducting thorough home inspections to leading by example and guiding the inspection team, you ensure that every residence is secure, functional, and perfectly cared for—even when our members are miles away. Your attention to detail, leadership, and commitment to service help elevate the standard of care that makes Desert Highlands truly exceptional. Primary Purpose: Follows a designated route, inspects Member homes for to ensure there are no maintenance or security issues per customized Residence Inspection Agreement. Records findings and submit daily reports. Admits vendors and other service personnel. Drives Member vehicles as instructed and performs specialized request when possible. Perform other duties upon Member request. Essential Functions • Follows a route and a schedule with the help of the Coordinator; completes responsibilities in a timely and efficient manner., • Train and coach inspectors on standard inspection practices., • Meet with Members to discuss inspection expectation and be able to communicate that back to the coordinator effectively., • Perform personalized home inspections using a standardized check-list. Refer to Exhibit A., • Perform special Member requests, i.e. home openings, home closings, move outdoor furniture, cushions, accepting deliveries, etc., • Work with Coordinator & Security for Admits by outside vendors, services personnel for services/repair. Follow-up report to homeowner., • Maintain accurate records of all activities and services carried out on behalf of the homeowner(s). Daily inspection/instruction reports must be submitted through GoCanvas app via iPad., • Responsible for routine air filter changes, maintaining salt levels and back-up batteries in residential salt systems, changing light bulbs and smoke detector batteries upon request. Ability to carry & use a large ladder for assigned duties., • Responsible for maintaining proper supply inventory for filters, salt, batteries, etc., • Communicate to Department Manager and Coordinator all on-going activities on outstanding duties performed by this position., • Perform light housekeeping duties including, but not limited to the following: Vacuum, trash removal, broom outdoor cushions, pick-up dead bugs/animals/birds, rinse sinks & toilets, etc., • Reset clocks, stoves/ovens, internet, etc. after outages/failures., • Handyman or in-depth understanding of home maintenance is a plus., • Drive member vehicles, per instructions for short distances on property, including manually shifted cars., • Communicate with Department manager on processes, areas of concern, etc., • High School Diploma or General Education Degree (GED)., • Must be a minimum of 21 years of age with a valid Driver License and acceptable Motor Vehicle Record and clean criminal background check., • Familiar with basic household utilities such as electrical, gas, and plumbing. Ability to recognize potential or actual problems and sufficiently explain the issue to the homeowner and a contracted repair representative., • Familiar with Residential Security Systems with varying panel styles., • Must have basic maintenance knowledge of vehicles and be required to drive them routinely to ensure they are in good working condition and ready to use., • Ability to think clearly and to handle emergency situations calmly and methodically., • Present a positive, professional image., • Must be self-motivated and customer service oriented., • Must have excellent interpersonal as well as superior written and oral communication skills. Ability to effectively interact with all levels of management, employees, members, guests and service personnel., • Reliable and predictable attendance., • Exceptional organization skills and ability to prioritize and multi-task., • Ability to understand and interpret written policy., • Sound judgment and decision-making skills; ability to work with minimal supervision., • Must be trustworthy and dependable., • Ability to maintain confidentiality., • Ability to develop and maintain awareness of occupational hazards and safety precautions; skilled in following safety practices and recognizing hazards. Physical Demands & Work Environment: • Position is in a private residential community in North Scottsdale, AZ., • Must be able to frequently sit, stand, squat, bend, use hands to finger, handle, or feel; and talk or hear, stoop, climb, kneel, crouch, crawl, close vision, distance vision, color vision, peripheral vision, depth perception, ability to adjust focus, and walk., • Possess excellent observation skills and attention to detail., • Ability to continuously stand and/or walk for 8 hours or more., • Ability to lift, push, pull and lift over head up to 50 lbs., • Must be able to perform common household needs using a ladder at different heights, etc., • The employee is frequently exposed to outside Phoenix weather conditions and extreme heat., • The employee is occasionally exposed to moving mechanical parts; high, precarious places; fumes or airborne particles; and risk of electrical shock., • The noise level in the work environment is usually low to moderate., • The employee is occasionally exposed to Arizona desert wildlife such as snakes, scorpions, spiders, bobcats, javelinas, etc. May have the occasional removal of dead
