Job Description Summary: This position provides support for start-up, development and on-going management of Elmcor’s Supportive/Affordable Housing department providing opportunities for low-income individuals and those with special needs, to improve their health, quality of life and maintain living in the community for as long as possible. Responsible for property management and housing development project management, reporting to funding sources, interfacing with consultants and tenants. This position reports to the VP of Operations and Housing development. Essential Duties and Responsibilities: Core duties and responsibilities include the following. Other duties may be assigned. • Assists the VP of Operations and Housing Development with managing property portfolios., • Execute lease agreements, including renewals and amendments., • Collect rent payments on time and manage late rent collections., • Address tenant concerns and complaints promptly., • Enforce lease terms and property rules., • Housing development projects; coordinates with architects, engineers, contractors, or other consultants as needed to ensure that construction/capital projects proceed according to schedule., • Maintain rent schedules and utility allowances for each property in accordance with funder guidelines., • Creates loss to lease, days vacant, delinquencies, and Combined Management Report and any other reports monthly and quarterly to ensure properties are maintaining optimal occupancy and revenue., • Assures documentation of maintenance and repair activities, contracted services, and custodial services, ensuring the physical operation meets budgetary and strategic objectives., • Tracks the scheduling and oversight of building and grounds upkeep and repair; for safety and security, electrical, plumbing, heating, air conditioning, and ventilation services 12. Coordinate industry-appropriate training opportunities for property management and emphasize the importance of cross-training for effective blended management and a commitment to high performance and continuous improvement. Education and/or Experience: • BA/BS preferred or AAS in business, management, real estate development., • Minimum of 3 years of experience in working in either non-profit or for-profit housing development and/or property management. Experience with working with adults around mental health, substance use, and/or homelessness., • Must have strong computer skills., • Must successfully complete a criminal background check, obtain clearance from the Office of Children and Family Services and toxicology test. Monday - Friday 10AM - 6PM, occasional weekends based on program/departmental need.
