JOB SUMMARY The Asset Manager will monitor WSFSSH’s growing real estate portfolio, which currently consists of 31 buildings with over 2300 units of affordable housing. The portfolio includes buildings governed by LIHTC, HUD, NYCHPD, NYSHCR, HHAP, Mitchell Lama and other regulations. This position reports to the Chief Operating Officer and works closely with the Compliance, Finance, Real Estate Development and Property Management groups. Please Note: This is a full-time position required to be on-site four (4) days a week with the option to work one (1) day from home. (35 hours) Work Schedule Monday through Friday from 09:00 am to 05:00 pm JOB DUTIES & RESPONSIBILITES Responsibilities include but are not limited to: • Maintain in-depth familiarity with portfolio including ownership structure; financing structure; guarantor structure; underwritten and actual operating results; LIHTC and other regulatory requirements, and continuing program compliance;, • Provide oversight of performance including ongoing monitoring of the operational, financial, management, regulatory compliance and budgetary compliance for portfolio, comparing actual asset performance to underwritten expectations., • Monitor key portfolio dates including loan maturities, Y15, real estate tax abatement expirations and regulatory agreement expirations., • Establish, maintain and enhance relationships with lenders, investors, and agencies with interests in the portfolio. Provide annual reporting to same., • Monitor reserve balances, project reserve needs and request funds from reserves as needed. Work with the Property Management and Development teams to assess the adequacy of capital needs reserves. Maintain and update REO schedule in coordination with development, finance and property management teams., • Calculate and get approval (as needed) for annual cash flow disbursements for the portfolio including but not limited to HUD surplus cash distributions, deferred developer fee payments, subordinate soft debt payments, seller notes, incentive management fees and others., • Review annual budgets as prepared by finance team; present annual budgets to subsidiary boards for approval; track cash flow and deferred developer fees., • Preparation and review of periodic internal reporting, including review of NOI, delinquencies, vacancies, monitoring of cash and reserve utilization, distributions, assignment of risk-ratings, tracking key performance indicators., • Identification and analysis of under-performing assets, and preparation and implementation of proactive operational work-out strategies - working closely with development, finance, and property management., • Build and maintain a comprehensive five-year waterfall model to forecast each property’s performance as well as forecast portfolio-level results and measurements., • Provide support, guidance and feedback to real estate development staff related to portfolio performance and operational trend information and participate in other due diligence activities., • Monitor portfolio against New York City’s Climate Mobilization Act sustainability targets. Track and advise on energy usage within the real estate portfolio; Engage in identifying strategies in collaboration with Development, Facilities and Property Management to reduce energy consumption., • Respond to questions and provide guidance to property management, finance, and development teams., • Ability to work independently to maintain adherence with deadlines., • Comparable work experience with portfolio/asset management in the affordable, • housing and/or property management industries (3-5 years preferred)., • Excellent verbal and written communication skills, including ability to interact effectively and to act as the Company’s primary point of contact with investors, lenders and agencies., • Functional knowledge of Microsoft Office applications, advanced Excel. Job Description Overview Employed by PAGNY for The Division of Correctional Health Services (CHS) of New York City Health + Hospitals (H+H) is responsible for the delivery of medical care, mental health care, and discharge planning in the jail system. Approximately 25% of new admissions per year to the NYC jail system will receive care on the mental health service. This service strives to provide safe, holistic and evidence-based therapeutic interventions for the diverse range of mental health issues that face the population, from serious mental illness to the natural struggles that accompany incarceration. The service provides some of the most comprehensive and unique treatment modalities in the country, including specialty housing units for individuals with serious mental illness, a 24-hour on-call psychiatric service, robust creative arts programming, a strong DBT training program, clinics in each of the facilities, substance use treatment, integrated re- entry services, and relationships with multiple training institutions throughout the city. The Radiology technologist position encompasses responsible, administrative and clinical activity of varying degrees of latitude. Clinical-level judgement is needed in the daily supervision of radiological functions and patient care, and departmental projects. Responsibilities • Review exam orders, consult with radiologist, schedule patients and arrange for transportation as indicated., • Identify patient and document all information pertinent to final report in the RIS and on images (PACS)., • Prepare all patients (infants, children, adolescents, adults and geriatric) for radiological procedures requested by the clinician. Arrange for proper protection of patients, public and staff from infectious diseases/materials., • Perform all general diagnostic imaging and routine examination in CT and Angiography., • Assists in performing daily checks of radiographic imaging equipment, immobilization devices and other necessary accessories., • Enters data and maintains documents and logs as required and mandated by the department QA guidelines and various regulatory agencies., • Maintains adequate stocks of supplies and materials needed for use in the department., • Checks equipment for defects prior for use and assures proper use of such equipment through instruction and review., • Report any unexpected patient incidents in accordance with the occurrence report protocol, • Maintain and exercise all mandated radiation safety regulations. POSITION: Associate General Counsel POSITION Details Department: Legal Position Reports To: General Counsel FLSA Status: Exempt About Hudson River Park Trust The Hudson River Park Trust (“Trust”) is a public benefit corporation created by act of the New York State Legislature and a 501(c)(3) charitable organization. As a partnership between New York State and the City of New York, the Trust’s mission is to design, construct, operate and maintain a heavily used four-mile-long waterfront park and Estuarine Sanctuary on Manhattan’s west side on a blend of state- and city-owned property. The Park includes landscaped public piers and display gardens, lawn areas, ecological planting zones, athletic fields, esplanades, docks, public sculptures and other special features. Also located within the Park are several commercial facilities, including Pier 57, Chelsea Piers and the Circle Line excursion piers, among others. The Trust covers its annual operating budget through parking revenue, rents, permit fees, grants, donations generated by a “Friends” organization and other private sources. Job Summary The Hudson River Park Trust is seeking an experienced attorney with exposure to multiple areas of law to support the Trust’s parkwide construction, operations, management and programming needs as part of the Trust’s Legal Department. The Associate General Counsel (“AGC”) will advise on compliance with various laws applicable to New York State Public Benefit Corporations while also working closely with Trust staff in all departments on business matters related to litigation, employment, real estate transactions, permitting, contracting, use of public property, procurement, corporate governance and other areas as needed. The AGC is expected to be a proactive, detail-oriented, and creative problem-solver who is able to work both independently and collaboratively to advance Trust priorities. While still reporting to the General Counsel, the Trust expects that the AGC will assume the lead legal role in one or more practice areas related to the AGC’s areas of prior experience. The AGC will also be designated as both the Trust’s Ethics Officer and FOIL Officer and will be required to conduct training and perform other activities including working with the Board of Directors. Essential JOB RESPONSIBILITES/Functions In close partnership with the General Counsel, the AGC will handle a diverse and interesting revenue-generating portfolio encompassing real estate (leases, permits, occupancy agreements); guest events and activities seeking temporary use of portions of the Park; procurement matters related to design, construction and service agreements; corporate governance; employment matters; litigation; FOIL; and more. In so doing, the AGC will work with staff from multiple departments, helping to shape and becoming a subject matter expert in various aspects of the Trust’s successful operations. Mastering the nuances of public procurement and understanding of the Trust’s unique statutory status will be essential to success. Responsibilities include, but are not limited to, the following: • Using knowledge of the law and the Trust’s adopted policies and procedures, work across the organization to provide advice, create best practices, address issues and solve problems., • Review, draft and/or advise on policies, correspondence, notices, procurement documents, Board materials, funding and grant agreements, and other materials., • Conduct legal research and prepare legal memoranda on relevant issues to inform policy decision-making, ensure the Trust stays current with potential changes that may impact operations, and support the work of outside counsel if needed., • Assist staff across the organization with the preparation and management of RFPs, bids and other forms of procurement. Negotiate and prepare contracts with selected vendors/contractors and work with staff if needed to address any subsequent contract performance issues., • Prepare occupancy agreements and permits in consultation with the Trust’s Real Estate, River Project and Public Programs Departments. Support Trust staff in relevant departments if needed on interpretation and enforcement of occupancy agreements and permits., • Participate in collective bargaining negotiations as needed and provide support to the Human Resources Department on matters related to staff., • Manage litigation matters, including Article 78 actions; coordinate with outside counsel, including the Attorney General’s office, on construction and professional service-related claims; support discovery related to lawsuits, including overseeing the work of paralegals., • Oversee the successful and timely response to FOIL requests., • Work closely with the General Counsel to oversee compliance with applicable laws and regulations and prepare materials for and otherwise communicate with the Trust’s Board of Directors to meet corporate obligations. Provide training for staff or Board members in relevant areas as may be required., • Support the Trust’s President, General Counsel and other members of the Trust’s Executive staff team and Board members on new matters as required.
