Job Description Summary This position is responsible for controlling and maintaining in a safe and clean environment the operation of low-pressure steam boilers that provide heating and domestic hot water needs within the campus buildings and assigned properties/facilities. Job Description: The Boiler Operator is responsible for the proper operation and the overall maintenance of boilers and all associated equipment. In this role they are responsible for the following: • Keep current on all New Jersey Administrative Code updates., • Maintain State required daily logs of operation, maintenance, repair, and safety activities including but not limited to test results, instrument readings, details of equipment malfunctions, preventive maintenance tasks, maintenance/repair work orders, complete shift check list., • Operates and monitors all boilers and support systems. Assures that boilers, support systems and related equipment are operating properly. Makes connections, adjustments and/or repairs as necessary., • Operates, maintains, and repairs valves, water and oil pumps, burners, controls, alarms, and coils (steam/hot water), filters, heat exchangers and plumbing., • Test boiler water quality and/or arrange for testing. Take necessary corrective action such as adding chemicals to prevent corrosion and harmful deposits per the Chief Engineers direction., • Utilize the computer maintenance management system (work order) for repair requests and preventative maintenance logs., • Trouble shoot problems, activate valves to maintain required amounts of water in boilers, adjust supplies of combustion air as well as the flow of fuel to the burners. Monitor boiler controls, safety switch valves, gauges, burners, alarms, to detect leaks or malfunctions to ensure that the boilers, related equipment and systems are operating efficiently and safely., • Maintains the cleanliness and orderliness of department spaces., • Prepares list of materials required to maintain inventory and complete projects., • Must respond to emergencies and maintenance tasks, as required, which may include working off-hours or holidays., • Performs minor maintenance area work as needed, including but not limited to carpentry, painting, construction/renovation of facilities, furniture, and fixtures., • Assists in emergencies as part of the Maintenance Department team., • Must be a certified New Jersey state licensed boiler operator, minimum of a low-pressure black seal., • High School Diploma or equivalent., • 3-5 years working experience in similar boiler plant operation. Have a working knowledge of the State of New Jersey Administrative CODE (NJAC) 12:90 boiler, pressure vessels, and refrigeration. • Intermediate computing skills including but not limited to MS Excel, MS-Office and Email systems., • Must be highly organized with great attention to detail and a high standard for accuracy., • Excellent English communication skills both written and verbal., • Strong analytical, organizational, and problem-solving skills., • Excellent leadership and interpersonal skills, with the ability to liaise positively with all levels of management and external contractors., • Strong project management skillset – ability to lead the planning and execution of projects, including preventive maintenance., • Ability to work independently, self-starter, energetic., • Able to work with a sense of urgency and work effectively under pressure., • Able to work overtime as needed, including evenings, weekends, and holidays., • Must have ability to stoop, stand, climb, frequently lift a minimum of 50 lbs. of equipment (pumps, tools, ladders) and safely install rigging/lifting devices., • Regularly required to crouch and reach to install/move equipment by bending forward at the waist or by bending legs and spine., • Involves prolong periods of walking, movement between departments, floors, and properties to facilitate work., • Must be able to wear personal protective equipment (PPE) for prolonged periods of time., • Must be able to climb a ladder and work at heights for extended periods of time., • Ability to speak clearly so others can understand you., • Ability to read and understand information presented orally and in writing., • Regularly required to utilize vision abilities, allowing reading of printed material, drawings, and schematics Collins Building Services provides equal employment opportunities to all employees and applicants.
