Job Description COMP $105-$125k+, Bonus Eligible, fully paid benefits for self & family, 3.5% 401k Match Responsibilities: • Responsible for all aspects of property management across 18+ operating properties totaling 700,000+ sqft of commercial space and 300+ apartments all located in New Jersey, • Oversee a property administrator and a maintenance team of 6+, • Complete site visits to each property to inspect and review the properties, • Procure quotes and proposals for services and capital improvements, • Ensure all preventative and routine maintenance occurs, • Negotiate service contracts to keep operating costs as low as possible, • Oversee service vendors to ensure work is performed to satisfaction, • Review and approve invoices, • Professionally communicate and build great relationships with tenants; handle tenant inquiries, concerns, and complaints in a timely and courteous manner, • Be able to read and interpret a lease to answer tenant premises / maintenance questions, • Availability on an as-needed basis to handle after-hours or weekend emergencies, • Conduct regular property inspections, • Provide management regular updates, • Manage tenant move ins and move outs, • Create schedules for maintenance team using Yardi software, • Coordinate insurance-related inspections, • Maintain inspection logs for sprinkler systems, fire extinguishers and other building systems as required by state and federal law, • Responds to emergency calls if needed on nights and weekends, as required, • Manages the interviewing and hiring of maintenance staff, • Purchases all maintenance supplies upon management approval and keeps adequate inventory., • Responds to tenant requests for repairs, complaints and any other communications in Yardi through ticketing system as needed, • Investigating tenant complaints and respond accordingly, • Inspects vacant units and prepares them for rental in coordination with the maintenance team, • Create schedule and dispatch service requests that come in on a daily basis, • Experience managing both residential and commercial properties, • At least 10 years’ experience ideally 15+, • Worked for a company with 20+ properties, • Be hands on, this position is not a delegator and must be a do-er, • Knows best practices and procedures and has ability to implement them, • Ability to hire, train and supervise maintenance staff, • Able to independently handle all work assigned with minimal supervision from ownership, • Demonstrated history of hiring vendors and negotiating service contracts, • Off hours availability to handle any emergencies that might come up, • Must know Yardi, • Has the ability to perform basic repairs in electrical, plumbing and mechanical systems to be able to successfully diagnose issues, • Must be detail oriented and have good scheduling skills, • Must have a valid driver’s license, • Must be able to lift heavy items
