Job DescriptionSalary: WTG Carpentry inc. team is seeking an ambitious, hardworking sales / estimating position ROLE SCOPE: PROJECT MANAGER / WORKING FOREMAN Position Title: Project Manager / Working Foreman Reports To: Owner / General Manager Employment Type: Full-time Primary Purpose: To manage all aspects of residential construction projects from pre-construction through completion while actively working onsite as lead tradesperson, ensuring projects are delivered on time, within budget, to quality standards, and with proper cash flow management through timely progress payment collections. KEY RESPONSIBILITIES Project Management (40% of role) Pre-Construction & Planning • Review contracts, plans, and specifications for assigned projects, • Conduct pre-construction meetings with owners and subcontractors, • Develop and maintain project schedules with clear milestones, • Order materials and coordinate delivery schedules, • Monitor project costs against budget throughout construction, • Review and approve subcontractor invoices for payment, • Track variations and obtain owner approvals before proceeding, • Maintain accurate records of all project expenses, • Schedule and coordinate all subcontractors and suppliers, • Conduct weekly toolbox meetings with site personnel, • Maintain regular communication with owners regarding project progress, • Resolve onsite issues and conflicts promptly Weekly Collection Duties • Review contract payment schedules for all active projects, • Assess completion status of payment milestones on each project, • Prepare and submit progress payment claims to owners weekly, • Document stage completions with photographs and written descriptions, • Follow up on outstanding payment claims via phone and email, • Maintain accurate records of all payments received and outstanding, • Report cash flow status and collection issues to ownership weekly, • Ensure all work completed meets contract specifications before claiming, • Obtain necessary inspection approvals before submitting claims, • Prepare statutory declarations and lien releases as required Hands-On Construction • Perform carpentry and general construction work as lead tradesperson, • Complete framing, fitting, finishing, and other trade tasks, • Demonstrate proper techniques and quality standards to crew, • Work alongside laborers and apprentices providing guidance, • Supervise and direct onsite laborers and apprentices daily, • Ensure all work meets quality standards and building codes, • Conduct daily safety inspections and toolbox talks, • Maintain clean, organized, and safe job sites, • Inspect all completed work stages before payment claims, • Identify and rectify defects immediately, • Ensure compliance with plans, specifications, and building codes, • Conduct pre-handover inspections with owners, • Complete daily site diaries and timesheets, • Maintain project files with current documentation, • Prepare weekly progress reports for ownership, • Track and report safety incidents immediately, • Update project schedules weekly KEY PERFORMANCE INDICATORS • Projects completed on or ahead of schedule, • Projects delivered within budget (target: within 2% of estimate), • Quality defects at practical completion (target: less than 10 minor items), • Progress payments collected within 7 days of claim submission (target: 90%), • Outstanding receivables aged less than 14 days (target: 95%), • Zero lost-time safety incidents, • Customer satisfaction ratings (target: 8/10 or higher), • Weekly cash flow reporting completed by Friday 5pm REQUIRED QUALIFICATIONS & EXPERIENCE • Minimum 5 years carpentry or residential construction experience, • Minimum 2 years supervisory or foreman experience, • Trade certification in carpentry or related field (preferred), • Valid driver's license and reliable transportation, • Proven ability to read and interpret construction plans, • Strong understanding of building codes and regulations, • Experience with project management and scheduling, • Demonstrated ability to manage budgets and costs, • Experience collecting payments and managing client relationships REQUIRED SKILLS purchases up to $2,000 per transaction, • Approve subcontractor invoices up to contract amount, • Authorize variations up to $1,000 (owner approval required beyond), • Stop work for safety violations or quality concerns, • Submit progress payment claims per contract terms WORKING CONDITIONS • Full-time position: 40-48 hours per week typical, • Physical work in all weather conditions, • Frequent ladder work, lifting, and manual labor, • Split time between active construction work and management duties, • Some early mornings, late afternoons for client meetings, • Occasional weekend work for project deadlines or client meetings, • Mobile phone required for communication and collections
