We are seeking an experienced Director of Leasing to lead and oversee our leasing operations across multiple properties. This leadership role is responsible for guiding, motivating, and developing the leasing team to achieve both individual and organizational goals, while ensuring compliance with all applicable housing laws and programs. The Leasing Director will play a key role in lease-up and new project execution, fair housing compliance, budget management, and cross-departmental collaboration. This position requires a proven leader with deep experience in residential leasing, affordable housing programs, and property management best practices. Key Responsibilities • Oversee, train, and mentor the leasing team, providing leadership, guidance, and motivation to achieve performance goals., • Establish leasing goals and performance standards aligned with ownership and management objectives., • Monitor leasing staff performance through reporting, site visits, and KPI reviews., • Foster a strong customer-service–oriented culture within the organization., • Serve as a point of escalation for resident issues during their tenure., • Develop and implement property-specific leasing strategies to maximize occupancy and revenue., • Approve pricing strategies, concessions, and specials in coordination with revenue management., • Ensure consistent execution of the sales process, from lead generation to lease signing., • Analyze leasing performance metrics (occupancy, absorption rates, renewal conversions, rent growth)., • Monitor competitive market conditions and adjust strategies accordingly., • Ensure compliance with all Fair Housing, ADA, and local/state regulatory requirements., • Ability to manage lease-up and new projects, including fair housing marketing, resident selection plans, resident applications, Housing Connect lotteries, HUD lotteries, and referral programs (e.g., DHS)., • Establish accountability and ownership within the team by setting clear expectations and providing timely feedback., • Collaborate with multiple departments to identify and pursue opportunities to enhance the operating platform., • Travel up to 30% of the time, primarily local., • Develop and manage operating budgets, including analysis of monthly P&L variance reports to ensure revenue and expense targets are met., • 10+ years of experience in residential leasing or real estate sales, with oversight of multiple assets strongly preferred., • In-depth knowledge of Low-Income Housing Tax Credits, Section 8, DHCR Rent Stabilization Law, Rent Guidelines Board, and Fair Housing regulations., • Minimum of 5 years in a supervisory or leadership role., • Proficiency in Microsoft Office Suite (Word, Excel, Outlook, PowerPoint, Adobe)., • Experience with Yardi Property Management Software preferred., • Strong communication and interpersonal skills, with the ability to build relationships across all levels of the organization.
