The Community Manager is responsible for the following onsite duties at a Harlem residential apartment building: driving leasing of apartments & bedrooms, and overseeing detailed operations of the building. This role includes oversight of leasing & maintenance staff, and overseeing the full “prospect-to-resident” lifecycle. You will serve as both the primary closer and the architect of the leasing process, owning conversion performance, team accountability, and continuous optimization of the leasing funnel. Key Responsibilities On-Site Leasing Execution • Act as the primary closer for all on-site and virtual tours, • Deliver a best-in-class touring experience aligned with a luxury hospitality standard, • Develop and enforce leasing playbooks, including scripts, tour flow, objection handling, and follow-up cadence, • Train and coach leasing team members to achieve conversion benchmarks at every stage of the funnel, • Manage the renewal process end-to-end, including outreach timelines, pricing recommendations, and resident retention strategies, • Coordinate internal transfers, ensuring seamless unit transitions and updated lease documentation, • Produce weekly leasing reports, including traffic, tours, applications, approvals, move-ins, denials, and cancellations, • Present performance insights and recommendations to ownership and leadership, • Track and optimize conversion rates across each stage of the leasing funnel, • Manage all building operations across 256 units, including co-living and conventional apartment inventory, ensuring a consistent luxury standard throughout, • Supervise, schedule, and performance-manage two superintendents, including work order prioritization, preventive maintenance, and common area upkeep across all amenity spaces (rooftop lounges, fitness center, wellness spa, coworking room, golf simulator, recording studio, parlour, bike room, and pet wash station), • Maintain and oversee all building systems including keyless entry (smartlocks), AI-assisted remote monitoring, Amazon package lockers, and the lobby transit screen, • Ensure amenity spaces are fully operational, inspected regularly, and cleaned per schedule; coordinate with vendors for any equipment requiring specialized service (Pelotons, hydromassage, infrared sauna, golf simulator), • Manage the bike room rentals including fees, access, and tenant assignments, • Serve as the escalation point for all resident issues including maintenance complaints, roommate conflicts in shared suites, lease disputes, and amenity access questions, • Manage optional amenity fee enrollments (fitness, coworking, wellness, golf simulator, recording studio) and track billing in Entrata, • Oversee pet registration, pet deposit collection, and policy enforcement, • Monitor and respond to resident communications through Entrata and direct channels in a timely manner, • Own the property's Entrata ledger including rent collection, charge posting, late fee enforcement, security deposit management, and delinquency follow-up, • Prepare and review monthly financial reports including income, variance from budget, and delinquency summaries, • Track and reconcile ancillary revenue streams including amenity fees, bike room fees, pet fees, and parking, • Manage vendor invoices and submit for approval; maintain organized documentation for all operating expenses, • Support annual budget preparation with input on staffing costs, vendor contracts, and capital needs The Pay Range For This Role Is $90,000 - $110,000 per year (Plus a discretionary bonus)
