In this role, the OPWDD Facilities Maintenance Coordinatorwill develop, plan, and oversee the purchasing, maintenance, and construction project requirements of OPWDD (Office of Persons With Developmental Disabilities) leased and owned facilities through to completion. (12 group homes and the Amityville program HQ.) The incumbent will be responsible for ensuring that OPWDD planned and emergency maintenance requests are completed in a timely manner, including, but not limited to, purchasing necessary supplies, completing the work, seeking external assistance if needed, and entering said work into the Agency work order system. Responsibilities: • Ensure, from planning to completion, the effective and efficient operations of facility maintenance and purchasing for the OPWDD program., • Perform maintenance and repair work that includes plumbing, carpentry, light electrical, painting, HVAC, masonry and related crafts., • Respond to emergency needs of the residences during assigned and after hours, on a timely basis., • Liaise with Agency Purchasing and Facilities Administrators when working with Building Crafts Mechanics on multiple OPWDD projects and initiating capital expense work projects and bid process., • Participate in OFPC Fire Safety and State Audits. Ensure timely completion of noted deficiencies relating to the physical structure., • Adhere to program budget for all purchasing and maintenance projects., • Recommend the hiring of contractors from approved vendors and research new vendors., • Coordinates and oversees completion of multiple contracted projects to ensure compliance within specifications and quality of workmanship., • Initiate preventative maintenance programs., • Collaborate with Clinical Staff and Residential Management in ascertaining and accommodating residents' current and long-term needs as relates to maintenance, repair work and renovations. Qualifications: • HS Diploma/GED required; some college preferred, • 3-5 yrs. related facilities maintenance, purchasing, and construction project management experience., • Demonstrated proficiency at the "advanced handyman" level with building crafts including carpentry, plumbing, light electrical, painting, masonry, structural household repairs., • Negotiating skills; cost estimating experience helpful., • Good interpersonal communication and collaborative team skills, • Strong organizational skills, including attention to detail, time management and follow-up ability in a multi-priority work environment., • Ability to be available On Call 24/7 in emergencies, and to work flexible hours when necessary is required., • Ability to travel island-wide in all types of weather, • Valid NYS Driver's License Salary: $66,500 - 67,568/yr. Core Work Schedule: 35 hrs./wk., Mon.-Fri., 9a-5p with flexibility to work after hours, and on weekends, as required to address emergencies in the residences. This rate of pay serves as a good faith estimate. Actual pay is based on a number of factors which may include a candidates qualifications, skills, competencies, experience and work location. The ideal candidate will bring expertise in facilities management, construction project oversight, compliance with federal regulations, and effective stakeholder communication. This role requires the ability to manage multiple concurrent, complex repair projects, ensuring they are delivered on time, within budget, and in full compliance with federal safety, security, and quality standards. Key Responsibilities: • Project Oversight: Plan, coordinate, and manage day-to-day activities for facilities repair projects across federal government sites., • Scope & Budget Management: Develop project scopes of work, budgets, and schedules; monitor expenditures to ensure cost-effectiveness., • Contract & Vendor Management: Oversee subcontractors and vendors, ensuring adherence to contractual terms, timelines, and quality standards., • Compliance: Ensure all repair work meets federal, state, and local building codes, OSHA standards, environmental requirements, and agency-specific policies., • Stakeholder Communication: Serve as the primary point of contact with government facility representatives, providing regular updates, status reports, and issue resolution., • Risk Management: Identify risks, develop mitigation strategies, and ensure continuity of facility operations during repair projects., • Quality Assurance: Implement quality control processes, inspections, and acceptance procedures for completed work., • Bachelor’s degree in Engineering, Construction Management, Facilities Management, or a related field (or equivalent work experience)., • 8-10 years of experience managing facilities repair, construction, or maintenance projects., • Strong knowledge of federal contracting practices, FAR regulations, and government facilities operations., • Proficiency in project management tools and Microsoft Office Suite., • Excellent written and verbal communication skills; ability to interact with government officials and contractors., • PMP certification or equivalent project management credential., • Experience with GSA, DoD, DHS, or other federal agency facilities projects., • Working knowledge of sustainable facilities practices, energy efficiency standards, and federal green building requirements., • Must be able to obtain and maintain a federal security clearance or Public Trust as required., • Subject to background investigation., • Must be able to conduct onsite inspections, which may include climbing ladders, walking construction areas, and exposure to environmental conditions.

Job Description Pool Construction Forman We are seeking an experienced and motivated Pool Construction Foreman to oversee and manage pool construction and renovation projects from start to finish. The ideal candidate will have extensive knowledge of swimming pool construction, site management, and leadership skills to ensure projects are completed on time, within budget, and to the highest quality standards. Key Responsibilities: • Supervise and coordinate daily on-site operations for pool construction and renovation projects., • Read and interpret blueprints, project plans, and technical drawings., • Ensure compliance with safety regulations, building codes, and company standards., • Schedule and coordinate materials, equipment, and workforce to meet project deadlines., • Inspect and troubleshoot construction issues, implementing solutions as needed., • Communicate project updates with clients, management, and vendors., • Maintain project documentation, including progress reports and work logs., • Extensive experience in swimming pool construction, including excavation, plumbing, steel installation, shotcrete, tile, coping, and deck installation., • Prior experience as a foreman, supervisor, or lead role in pool construction., • Strong understanding of construction methods, materials, and equipment used in pool building., • Knowledge of safety protocols and OSHA regulations., • Ability to operate heavy machinery (excavators, bobcats, etc.) is a plus., • Excellent leadership, communication, and problem-solving skills., • Ability to read blueprints and technical drawings., • Valid driver’s license and reliable transportation. #ZR
