We are seeking passionate, professional, and certified Personal Trainers and Group Fitness Instructors to join the Bedrock team. This is an independent contractor role, ideal for trainers who want to build their own robust roster of clients from the Bedrock ecosystem within a premium training environment while aligning with a forward-thinking wellness brand. CLASSIFICATION: This role is classified as an independent contractor. As a contractor, you acknowledge and agree that you are engaged as an independent contractor and not as an employee, agent, partner, or joint venture of Moss New York or it's affiliates. As an independent contractor, the contractor shall be solely responsible for all federal, state, and local taxes, including income tax, self-employment tax, and any other taxes, fees, or assessments arising from the compensation received under this agreement. The company will not withhold or remit any taxes on the contractor's behalf. The Contractor understands to comply with all applicable tax filing and payment obligations. Independent contractors will be compensated on a Net 15 basis upon submission of an invoice to the business, along with a valid Form W-9 (including either a Social Security Number or Business EIN). All independent contractors are required to maintain appropriate insurance coverage. A current Certificate of Insurance must be provided and approved prior to performing services or being granted access to club facilities. COMPENSATION: This role is commission-based, offering 50% commission for all personal training sessions conducted. With our current menu pricing for private fitness sessions, this is estimated to be $90/Hour. For all group classes performed, we are compensating at $60/class performed; subject to change based on business needs. Training and/or any hourly work when not conducting a one-on-one session or group class is paid at $18.00 per hour. The Role: The Maintenance Apprentice is an essential member of the maintenance team, directly reporting to the Community Manager. This role demands a high level of professionalism, effective communication, and positive interactions with both residents and staff. A proactive approach is critical to preserving the property's appearance and ensuring its smooth operation. The successful candidate will be entrusted with various responsibilities, including performing minor repairs, efficiently managing time, and prioritizing tasks to maintain the property to the highest standards for the benefit of residents. The incumbent in this role must possess high professionalism and positive engagement for our residents and the workforce. Qualifications • 2+ years of grounds or porter experience., • Knowledge of and ability to safely operate property maintenance equipment (e.g., pressure washer, leaf blower, snowblower)., • Ability to perform minor maintenance and repairs as needed., • Detail-oriented and thorough., • Strong time management and organizational skills to handle multiple tasks efficiently., • Ability to work independently and as part of a team in a fast-paced environment., • Thorough understanding of safety hazards and proper use of various cleaning and sanitizing solutions., • Good interpersonal skills with a polite and courteous demeanor toward staff, prospects, residents, vendors, and all visitors of the property., • Must have basic knowledge of Fair Housing Laws and OSHA requirements. • Customer Service and Maintenance • Provides exceptional customer service with every interaction and delivers high-quality maintenance service., • Complete assigned work orders generated from resident requests for service, as well as preventative maintenance on the property by diagnosing the source or cause of the defect or problem and making repairs in accordance with established policies, procedures, safety standards, and code requirements., • Completes the "make-ready" process to prepare vacant apartment homes for leasing and new move-ins by completing the pre-move-out inspection, creating a "punch" list of maintenance work needed, scheduling vendors and contractors as needed, obtaining needed supplies and materials, completing all maintenance tasks, and inspecting completed work., • Assists in maintaining the grounds, common areas, and amenities by picking up trash and debris, pressure-washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed., • Supports cost-cutting and expense control programs by fixing rather than replacing parts when possible, not being wasteful with materials and supplies, and practicing the correct use of tools and equipment. Assists in conducting routine and periodic property inspections to identify safety and risk management concerns, keep the property in good repair, and communicate concerns about the physical needs of the property to management., • Follows procedures for accessing and obtaining materials, supplies, equipment, tools, and other items from the property's maintenance department by tracking inventory used, returning unused items to the established location, and notifying the maintenance supervisor about re-ordering needs. • Adherence to Property Management Rules, Regulations, and Guidelines • Practices proper safety techniques in accordance with Company, property, and departmental policies, procedures, and standards by immediately reporting any mechanical or electrical equipment malfunctions, employee/visitor/resident injuries or accidents, or other safety issues to the appropriate individual(s)., • Complies with Avanath's safety and risk-management policies by attending and participating in the property's routine safety meetings, completing required training on OSHA and other safety-related laws and requirements, and reporting accidents and incidents promptly and accurately., • Follows established policies and procedures by monitoring and ensuring compliance with regulatory requirements, organizational standards, and operational processes related to area(s) of responsibility and reporting violations or infractions to appropriate individual(s)., • Conduct all business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, and all other laws pertaining to the apartment industry. • Physical Demands & Working Conditions • The incumbent in this position is classified as essential staff and is expected to report to work and adhere to all safety and business protocols., • May be required to report to work during inclement weather conditions., • Frequent standing and walking., • Reading, comprehending, writing, performing calculations, and communicating verbally., • May work in an elevated site, may walk on uneven ground., • Occasional squatting, bending neck/waist, twisting neck/waist, pushing, and pulling.
