EA was founded in 1889 to offer educational, social, and cultural services to Jewish immigrants arriving to the Lower East Side. We are seeking an experience Assistant Building Engineer who will work closely with the Chief Building Engineer to ensure that MCC’s 100,000 sq ft facility remains fully operational, clean, and serviced seven days a week. The primary purpose of this role is to perform daily mechanical and structural building inspections, and coordinate/facilitate repairs and service as needed. RESPONSIBILITIES Building Operations and Systems Management • Oversee the daily operation, maintenance, and optimization of building systems for a 100,000 sq. ft. community center, including HVAC, electrical, plumbing, lighting, elevators, ventilation, boilers, pumps, domestic hot water systems, and building automation systems, and delegate service and repairs as needed., • Play a key role in supporting the Building Engineer to oversee 21 HVAC heat pump units, and ensure HVAC systems are operating efficiently, • Ensure proper operation of VAV (Variable Air Volume) boxes, including airflow balancing and adjustment of manual dampers as needed., • Support oversight of three boiler systems, • Perform daily inspections and operational checks of building pumps, and verify proper operation of floats, controls, alarms, and backup systems to prevent flooding or system failure., • Work in close collaboration with the Director of Operations and Building Engineer to maintain emergency response plans related to fire, safety, building systems failures, severe weather, and other facility-related risks., • Work with Building Engineer to maintain, systems logs (Fire, water pumps, HVAC, etc.), and conduct building inspections to ensure emergency lights, fire extinguishers, smoke detectors, boilers, fire alarms, etc. are functional and up to date, • Work closely with the Director of Operations, Preschool Director, and Director of Older Adult Services to make sure annual fire drill requirements are fulfilled and logged appropriately., • Coordinate inspections, testing, and documentation required by local, state, and federal authorities (FDNY, DOB, OSHA, EPA, etc., as applicable)., • Serve as Deputy Leader to the building maintenance team, who are responsible for day-to-day repairs, preventative maintenance, and facility upkeep., • Track both responsive and preventative maintenance programs to extend the life of building systems., • Respond to and manage emergency repairs and urgent building issues, ensuring minimal disruption to programs and occupants. QUALIFICATIONS • A minimum of 5 years experience in building systems (HVAC, Electric, Fire, Water, etc,) required, • Must be able to perform physical activities, such as, but not limited to, lifting heavy items (up to 50 lbs. unassisted), bending, standing, climbing, and walking, and snow removal., • Must be able to climb and use ladders, Genie lift, and to work at or above 30 feet., • Calm under pressure, • Proactive hands on approach, as well as a professional work ethic, • Self-motivated, highly efficient, strong attention to details.
