Position Title: Property Manager Status: Temporary to Hire Location: Midtown, New York City (Manage 6 locations in a 5-block radius) Hours: Tue – Thu, 9 am–5 pm, Fri, 9 am-3 pm Pay: $53/hr Job Summary We are looking for a property manager who is organized, responsible, and motivated with some NYC experience to oversee property operations and tenant relations on behalf of ownership, ensuring the building is well-maintained, profitable, and compliant with NYC laws and regulations. Key responsibilities include managing daily operations, coordinating maintenance and repairs, handling tenant communication and some leasing, marketing and space planning, some construction/project management, and navigating legal and safety standards such as NYC building/fire codes and Local Laws. Local knowledge and connections are crucial for swift responses to issues. Professional, strong communicator, organized, pleasant and outgoing, and should have the ability to work independently as well as together with the office team. Essential functions • Overseeing the day-to-day activities of the building, • Supervising building staff, maintenance staff, coordinating repairs, and ensuring a smooth workflow., • Managing and maintaining building rules and regulations., • Serve as liaison between the executive and managers and internal staff., • Managing lease agreements and serving as the primary point of contact for tenant requests, complaints, and resolutions., • Maintaining tenant requirements such as COIs, A/C contracts, Indemnity Agreement., • Overseeing moving tenants in and out., • Showing spaces, screening prospective tenants, providing lease term sheets/offers, negotiating with tenants/brokers, drafting leases, reviewing and negotiating leases, and issuing lease commencement letters., • Preparing rental flyers, maintaining floor plans, and managing listings on platforms such as Costar and VTS., • Arranging for routine maintenance and emergency repairs, such as boilers, fire alarms, elevator, electrical, plumbing issues, to maintain the property's condition and safety., • Sourcing, negotiating with, and managing contracts for external service trade companies and contractors., • Ensuring the properties meet all federal, state, and New York City-specific laws and regulations, including safety standards, building codes, Local Laws, health regulations. Ensuring violations received are corrected and cured, • Assisting in tenant and capital improvement projects., • Communicate and coordinate with architects, engineers, contractors - solicit bids, review/coordinate and oversee work., • Design and build new tenant pre-built spaces; multi-tenant floor spaces (<3,500 SF). Selecting and ordering materials and supplies., • Maintaining budgets and managing in-house construction team., • Sourcing, negotiating with, and managing contracts for external service providers, such as BMS controls, key card access, security, waste removal, and pest control., • Must be versed in New York's property laws, including Local Laws and standards for heating, plumbing, electricity, and pest control., • Relationships with city agencies (like the Department of Buildings and Department of Health), inspectors, and local vendors are essential for timely issue resolution and compliance., • Able to act quickly to resolve issues and respond to emergencies, making their ability to manage relationships and navigate complex situations vital.
