    The O’Neill Group is actively seeking an experienced Project Manager to lead ground-up, wood-frame over podium, luxury multifamily residential construction projects. This full-time, salaried role is critical for managing all project phases, from preconstruction through close-out, ensuring meticulous adherence to budgets, schedules, safety standards, and quality expectations. This position requires regular travel to regional job sites from its base in Hackensack, New Jersey. Key Responsibilities Qualifications • Bachelor’s degree in Construction Management, Engineering, Architecture, or a related field (or equivalent experience)., • 5–10+ years of project management experience in multifamily, wood-frame over podium construction., • Strong knowledge of budgeting, scheduling, contract administration, and value engineering., • Proficiency with Procore, Microsoft Project, and Microsoft Office., • Excellent leadership, communication, and negotiation skills. Additional Requirements • Ability to travel to project sites as required., • Ability to work effectively in both office and active construction site environments. Work Environment • A dynamic blend of office-based work and on-site field presence, involving exposure to typical construction site conditions. Marketing Director • Responsibilities: Develops and implements marketing strategies, manages brand communications, PR, advertising, social media oversight (must be proficient in major platforms like Instagram, TikTok, etc.), analyzes market trends. Must be familiar with the NYC F&B scene. 1. Floor Manager • Responsibilities: Manages dining room service flow, supervises floor staff, ensures service standards are met, handles guest interactions and resolves issues during service., • Experience: FOH management or supervisory experience in a high-quality restaurant required. 2. Bar Manager • Responsibilities: Oversees all bar operations, beverage inventory management, ordering, cost control, develops cocktail menu, manages bar staff., • Experience: Bar management or extensive high-end bartending/supervisory experience required. 3. Sommelier • Responsibilities: Responsible for maintaining and updating the wine list, cellar organization, providing expert wine service and pairing recommendations to guests, and conducting staff wine training. 1. Server Captain • Responsibilities: Leads a service section, provides exemplary service to guests, assists with training junior servers, may handle special guest requests or VIP tables., • Experience: Extensive fine dining server experience with demonstrated leadership potential required. 2. You understand the expectations of high-end construction and consistently produce clean, precise, and polished results. You present yourself professionally, communicate clearly, and work well alongside project managers, designers, and other trades in client-facing environments. Key Responsibilities & Skills: • Read and interpret architectural and millwork shop drawings, • Execute layout and installation with tight, consistent tolerances, • Install custom paneling, base, crown, and specialty moldings, • Hang doors with precise, even reveals and proper hardware alignment, • Scribe materials to uneven existing conditions typical of NYC apartments and townhouses, • Deliver clean lines and seamless transitions with minimal punch list work, • Identify and communicate issues before they impact schedule or quality, • Maintain a clean, organized, and client-ready jobsite at all times, • Coordinate effectively with project managers, designers, and other trades Requirements: • Minimum 7+ years of carpentry experience (high-end residential strongly preferred), • Proven ability to deliver tight, clean finish work with strong attention to detail, • Strong understanding of sequencing and coordination with other trades, • Must have own professional-grade tools appropriate for finish carpentry, • Authorized to work in the U.S., • Ability to communicate effectively in English, • Ability to work independently and problem-solve in the field, • Ability to lift and carry materials up to 80 lbs, with or without reasonable accommodation, • Reliable, punctual, and professional Work Schedule: Monday – Friday, 9:00 AM – 5:00 PM (depending on building hours), with opportunity for overtime as needed NO PHONE CALLS please.
