Job DescriptionJob Title: Maintenance Technician Job Description This role focuses on providing timely, high-quality maintenance and repair services across a large residential apartment community. You will complete service requests, maintain building systems and amenities, and ensure a clean, safe, and comfortable environment for all residents while delivering professional and courteous customer service. Responsibilities • Complete all resident service requests within 24 hours whenever possible, except when delays result from extraordinary parts or labor requirements., • Maintain the maintenance shop in a clean, safe, and orderly condition at all times., • Inspect, maintain, and repair all amenity areas to ensure they remain safe, functional, and presentable., • Diagnose and repair appliances and apparatuses within the premises, including common household equipment and building systems., • Perform general property operations and maintenance across an 800-unit apartment complex, addressing a wide range of building and unit needs., • Communicate clearly and professionally with residents while responding to service calls, explaining issues and repairs in an understandable way., • Use various hand tools and test equipment, handling items that may range from a few ounces up to 40 pounds., • Use a 30-pound can of refrigerant to service air-conditioning units in accordance with safety and operational standards., • Hand-carry and operate a 70-pound refrigerant recovery unit as part of HVAC maintenance and repair work., • Hand-carry and install air-conditioning compressors weighing approximately 40 to 120 pounds, depending on the size of the condensing unit., • Hand-carry and install air-conditioning condenser units weighing approximately 100 to 250 pounds., • Hand-carry and install furnaces or forced air units weighing up to 90 pounds., • Hand-carry and install hot water heaters weighing between 70 and 90 pounds., • Hand-carry and install commode and closet combinations weighing approximately 40 to 50 pounds., • Perform heating and air-conditioning maintenance and repairs, ensuring systems operate efficiently and reliably., • Perform basic plumbing work, including troubleshooting and repairing leaks, clogs, and fixture issues., • Handle pool care tasks as needed, following safety and cleanliness standards., • Perform basic electrical work, including troubleshooting and minor repairs within the scope of the role., • Carry out carpentry tasks such as minor repairs, adjustments, and installations related to doors, trim, fixtures, and finishes., • Perform appliance and equipment repairs to maintain functionality and extend equipment life., • Handle wallpaper, patching, and painting tasks to maintain a clean and well-kept appearance throughout the property., • Travel within the residential property to complete maintenance work efficiently and respond promptly to service needs., • Remain available for on-call duties, including 24-hour emergency response coverage on a rotating or assigned basis.Essential Skills, • Proficiency in using hand tools and test equipment safely and effectively., • Basic plumbing skills, including diagnosing and repairing common residential plumbing issues., • Fundamental electrical skills suitable for residential property maintenance., • HVAC skills, including servicing, repairing, and installing air-conditioning systems and related components., • Carpentry skills for performing general repairs and minor construction or finish work., • Ability to perform appliance and equipment repair in a residential environment., • Ability to perform pool care tasks in accordance with property standards and safety requirements., • Capability to perform wallpaper, patching, and painting work to maintain interior and exterior finishes., • Physical ability to lift, carry, and install equipment and components ranging from 30 to 250 pounds with appropriate technique and assistance as needed., • Strong communication skills for interacting professionally with residents during service calls., • Ability to complete service requests promptly and manage time effectively to meet 24-hour completion expectations., • Willingness and availability to work a Monday through Friday daytime schedule and participate in 24-hour on-call rotations for emergencies.Additional Skills & Qualifications, • Experience performing general property operations and maintenance in a residential or multifamily setting., • Comfort working across multiple trades, including heating and A/C, plumbing, electrical, carpentry, and appliance repair., • Attention to detail and pride in maintaining a clean and organized maintenance shop and work areas., • Professional appearance and demeanor suitable for frequent resident interaction., • Ability to adapt to a high-volume environment within a large apartment community., • Interest in long-term growth and relocation opportunities within a broader property portfolio.Why Work Here? Work Environment The role is based in a large, 800-unit apartment complex located in Bellport. You will work primarily on-site across residential units, common areas, and amenity spaces, using a variety of hand tools, test equipment, refrigerant canisters, recovery units, compressors, condensers, furnaces, hot water heaters, and other building systems. The standard schedule runs Monday through Friday from 8:00 a.m. to 5:00 p.m., with additional overtime available and a requirement to participate in 24-hour on-call coverage for emergencies. The environment is active and hands-on, involving frequent movement throughout the property and regular lifting and carrying of equipment. A clean-cut, professional appearance and proper attire are expected, as you will interact directly with residents while performing maintenance and repair work. Job Type & Location This is a Contract to Hire position based out of Bellport, NY. Pay and Benefits The pay range for this position is $20.00 - $25.00/hr.
