Job Description The maintenance laborer ensures that HACE’s properties are enjoyable, safe, and clean places to live. The position is responsible for the maintenance and upkeep of the buildings and apartment units owned and/or managed by HACE. The work involves a combination of skills, including those in janitorial, painting, minor plumbing, electrical, and customer service. Principal Duties: • Help Prepare vacant units for occupancy., • Available 24/7 to clear snow and ice from buildings and grounds by shoveling and using a gas-powered snow blower to ensure tenant safety., • Perform janitorial tasks in and around building grounds and common areas., • Perform plumbing tasks such as unclogging tubs, sinks, and toilets., • Operate power tools used for cutting trees and lawns., • Perform routine maintenance and repairs to buildings, furniture, and fixtures. The Moriviv Residential Programis a 51-bed scattered site safe dwelling. The goal of this program is to provide short-term shelter for survivors of domestic violence and their children. Supportive services offered at Morivivi include individual counseling, support groups, case management, childrens services, housing advocacy, and referrals for educational/vocational facilities and job preparation. Morivivi promotes healing, empowerment, andself-sufficiency while providing asafe and supportive environmentfree from violence. The Maintenance Workeris responsible for performing the routine upkeep and extensive range of work in the repair and general maintenance of office buildings, safe dwellings and/or apartments; incl. surrounding grounds. The Maintenance Worker is under the direct supervision of the Morivivi Program Manager. The Maintenance Worker is on call for building/apartment emergencies 24 hours a day. Job Summary Under the direct supervision of the Property Manager, the superintendent is responsible for proper upkeep and maintenance of the building with the goal of providing a safe, well-maintained facility for residents and staff. The Superintendent will carry out all repairs and preventive maintenance tasks within the building and on the grounds. REQUIREMENTS AND QUALIFICATIONS: • A minimum of at least 2-3 years related work or experience (preferred), • Working knowledge of plumbing, electrical, HVAC, carpentry, and appliances., • High School diploma or equivalency (GED) (required)., • Positive, outgoing, and attentive demeanor., • Strong oral, written, listening, and organizational skills, • Ability to demonstrate a history of proven reliability and consistency., • Detail-oriented, able to multi-task, friendly, • Reliable, punctual, and regular in attendance, • Ability to take direction and work well with others, • Able to stand for extended periods of time (4-6 hours per shift) and lift tables, chairs, etc., • Must be able to work 40 hours per week with flexible hours including nights, weekends, and holidays, • Fluent in English., • FDNY Certificate of Fitness: S-12 (Sprinkler); S-13 (Standpipe); S-95 (Fire Alarm Systems); (preferred or ability to attain within first 90 days of employment if operational needs of the property require the same).
