Job Description Reporting to the Maintenance Supervisor or other Manager, the HVAC Mechanic “A” will lead the daily operation of the HVAC/R shop at the College. This position will be responsible for the ongoing temperature control and comfort of the heating and cooling systems at the College to support academic, lab, administrative, and specialized HVAC/R systems. POSITION SUMMARY Responsibilities include, but are not limited to: • Installs, operates, maintains, and repairs complex HVAC/R systems including water and oil pumps, water analysis and chemical treatment systems, air compressors, pneumatic, electrical and mechanical controls, refrigeration, heating, cooling and ventilating equipment, filters, condensers, cooling towers, evaporators, and heat exchangers., • Responds to HVAC system complaints, performs troubleshooting of systems and provides feedback to Supervisors and Managers on progress., • Plans and performs preventative maintenance tasks for College HVAC/R systems to optimize system performance and energy efficiency., • Installs electric power, piping, controls and duct work to replace, maintain or to install new equipment., • Maintains logs, checklists, and prepares written reports to Supervisor, as appropriate., • Enters information into the College’s Computerized Maintenance Management System (CMMS) to document all work, parts used, system conditions, hours worked, and leverages system data., • Ensures compliance with all safety standards, buildings codes, and environmental regulations., • Leverages Building Automation and Building Management Systems (BAS/BMS) to prioritize, document, and improve system performance and facility comfort., • Monitor and oversee College and contractor staff, as needed., • Attends training sessions and meetings to stay current on all trade, College, and regulatory requirements, • Maintains the cleanliness and orderliness of department spaces., • Prepares list of materials required to maintain inventory and complete projects., • Must respond to emergencies and maintenance tasks, as required, which may include working off-hours or holidays., • Reports to the College during closures and assists with snow and ice clearing operations, as needed., • Performs any other duties or task as may be assigned. SPECIAL SKILLS AND QUALIFICATIONS Education: High School diploma or equivalent required. Vocational School education or an appropriate apprenticeship preferred. Completion of a Journeyman level training program in HVAC/R or associate’s degree in HVAC/R Experience: • Minimum of Six years’ experience maintaining and repairing sophisticated commercial and industrial air conditioning systems including electric/pneumatic controls, fume hoods, high capacity centrifugal refrigeration equipment and roof top units., • Must be EPA Certified Universal Technician in accordance with Section 608 to handle CFCs, HCFCs, and HFCs, • Must have NJ Blue Seal Refrigeration, • Additional state or local licenses and certifications is a plus, • Experience working in an inclusive, collaborative, and respectful team setting. The Snr HVAC Tech will partner with senior Facilities team members and outside consultants on the planning, coordination, and supervision of mechanical construction and repair activities implemented by outside vendors, will ensure project timelines are met and ensure quality control standards are followed, mentor junior staff, and handle all HVAC-related communication with stakeholders. As a member of the NJ Facilities Team, the Senior HVAC Technician will • maintain current knowledge of the National Standard HVAC Code and other applicable building codes and perform all facets of the HVAC trade in accordance with those codes and in a safe and effective manner, • diagnose problems with HVAC systems, evaluate solutions to remedy issues, and provide sound recommendations to supervisors, • in emergency situations take immediate steps to contain the problem and restore the system to sound working condition, • in emergency situations maintain clear and consistent communication with stakeholders to apprise them of steps being taken to address the issue, • troubleshoot and repair all HVAC type systems currently available in the market, • maintain records of corrective and preventive work assignments received through an automated work order system (currently SchoolDude, soon ZenDesk), • assist onsite Facilities Managers and General Maintenance Workers with work projects or special assignments, • respond to campus emergency calls after hours as needed, • perform other duties as assignedQualifications Required Technical Skills: • Significant journeyman-level HVAC experience along with the trade knowledge to effectively understand and perform all facets of the HVAC trade in accordance with the National Standard Plumbing Code and other applicable codes, • Strong background in commercial heating projects large and small, including hot water boilers and gas furnaces, • Ability to read as-built plans for all buildings in portfolio, • Ability to read and interpret construction drawings, specifications, submittals, cut sheets, layouts, technical manuals, schematic drawings, and other HVAC-related trade documents, • Advanced knowledge of BMS systems and system operations, • Ability to procure replacement parts as needed to make all necessary repairs, • Ability to properly and safely use the tools of the trade and carry out all tasks expected of a Snr.
