Key Responsibilities: • Maintenance Audits: Ensure General Managers and teams complete daily, weekly, and monthly maintenance checklists accurately and consistently., • Process & Scheduling: Maintain maintenance schedules for all equipment., • Troubleshooting & Repairs: Diagnose and repair mechanical, electrical, hydraulic, pneumatic, plumbing, and water system issues., • Safety Optimization: Uphold a clean, safe work environment by enforcing Spark’s safety policies and procedures., • Inventory Management: Track and manage inventory of parts, tools, and key equipment components., • Vendor Coordination: Collaborate with third-party vendors to procure equipment, schedule service, and manage relationships., • Installation Support: Assist with equipment delivery and setup during new store openings or remodels, working closely with the Real Estate, Construction, and Operations teams., • Reporting: Document and report on all equipment downtime, repair activity, and facility-related concerns. Key Responsibilities • Property Operations:, • Manage all aspects of daily operations for assigned properties, • Conduct regular property inspections to ensure compliance, safety, and aesthetic standards, • Enforce lease terms and prepare resident notices as necessary, • Supervise on-site personnel, including maintenance teams and contractors, • Coordinate timely and efficient unit turnovers with the maintenance supervisor, • Control operational costs and manage vendor relationships to ensure value and service quality Tenant Relations: • Respond to tenant inquiries and complaints with a service-first approach, • Build and maintain positive tenant relationships to ensure a smooth resident experience, • Address maintenance requests promptly and efficiently, • Facilitate lease renewals and manage tenant retention strategies Financial Management: • Oversee rent collection, monitor accounts receivable, and manage delinquencies, • Assist in budgeting and financial reporting as required, • Implement strategies to maximize rental income and occupancy rates Leasing Vacant Apartments: • Prepare vacant units for occupancy, coordinating necessary repairs and maintenance, • Develop and implement marketing strategies to attract prospective tenants, • Conduct property showings and highlight features to potential renters, • Screen applicants thoroughly, including credit history and employment verification, • Prepare and execute lease agreements in compliance with local laws and property policies, • Coordinate move-in procedures, including walk-through inspections and documentation Qualifications & Skills • 2–4 years of property management experience (luxury residential or mixed-use preferred), • Strong understanding of maintenance, collections, leasing, and tenant relations, • Knowledge of applicable property management regulations and compliance requirements, • Excellent communication and interpersonal skills with tenants, vendors, and team members, • Strong organizational and time-management abilities, • Proficiency in Microsoft Office; experience with AppFolio or similar property management software is a plus, • Bachelor's degree in business, real estate, or a related field preferred Additional Requirements • Valid driver’s license and reliable, presentable vehicle, • Availability for after-hours emergency calls, • Candidates must provide an updated resume and meet minimum experience requirements. Qualifications: • Bachelor's degree in business, horticulture, landscape management, or related field (preferred but not required)., • 3+ years of B2B sales experience, preferably in landscaping, facilities management, or a related industry., • Strong understanding of commercial landscaping services, including maintenance, irrigation, and seasonal care., • Proven track record of meeting or exceeding sales quotas., • Excellent communication, negotiation, and presentation skills., • Ability to build rapport and trust with diverse clients, including property managers, HOA boards and corporate decision-makers., • Proficiency in CRM software and Microsoft Office., • Valid driver's license and ability to travel to client sites. Preferred Skills: • Knowledge of local plants, climate, and landscaping best practices., • Experience in creating and delivering compelling proposals and bids., • Familiarity with commercial property management or real estate sectors.
