Essential Job Functions: • Safely and accurately read electric and gas consumption meters, • Inspect meters and connections for defects, damage, and unauthorized connections, • Polite and professional interactions with the public and clients, • Previous experience working outside, • Ability to walk between 1 to 5 miles each day, • Enjoy working outdoors in various types of weather and terrain such as wooded, urban and rural areas., • Valid Driver’s License and good driving record, • Ability to climb, balance, bend, stoop, squat, kneel, crouch, crawl, reach, push and/or pull, twist and make repetitive hand movements. Mortgage lenders require periodic updates on their properties and to do this they send out independent contractors. The purpose of the property inspection is: • To verify property occupancy. We contract with inspectors at a county level. This means that you would be responsible to complete all inspections in your county. In some cases, you will split the county with another inspector if there is enough volume for two inspectors. Responsibilities • Most common type of inspection should only take 5-6 minutes., • Complete the inspection within 4 days after it is assigned., • Report general property conditions and make a determination of occupancy based on industry standards., • Take 9+ photos of the property with brief comments., • Complete a short form in an app., • Requires being able to spend extended periods of time driving while making numerous stops during the day in the assigned territory.Requirements (to be considered you must have the following):, • Computer with an internet connection, • Reliable vehicle (good gas mileage is a plus as you will be paying for your own gas), • Smartphone (Android or iPhone), • Printer Depending on a county and if it is urban or rural you will complete anywhere from 20-500 inspections per month working 2-30 hours per week. Lower volume counties have higher rates and higher volume counties have lower rates. There is no set amount of inspections per month, but the work is consistent month-to-month. Earn more as you become established, have greater availability to inspect or are willing to cover a larger territory. No additional mileage reimbursement above the flat fee per inspection.
