Job Description Uncommon Schools is seeking a Senior HVAC Technician (Snr HVAC Tech) to join the charter network’s New Jersey Facilities team. This position provides an opportunity for an experienced HVAC technician with at least seven (7) years' relevant experience to work with a dedicated facilities group, deepen his/her technical skills, and help ensure that Uncommon provides well-maintained, comfortable, and safe educational facilities for our students and staff. Uncommon’s portfolio in New Jersey comprises buildings constructed from the very early 1900s through the early 2020s, operating HVAC systems dating from 1966 to the recent past few years. As ambient comfort is essential to a productive learning and teaching environment, the impact of this individual’s attentiveness will be felt and deeply appreciated across the region. Reporting to the Senior Manager, Facilities Management Team, the HVAC Service Technician will perform all technical work necessary to inspect, maintain, repair, and modify HVAC system in our buildings. With expertise in HVAC – and to a lesser extent in construction and plumbing – in multi-family, schools, and commercial buildings, the successful candidate will be responsible for conducting minor HVAC projects and managing larger ones and ensuring they are completed on time and within budget. The HVAC Service Tech will partner with senior Facilities team members and outside consultants on the planning, coordination, and supervision of mechanical construction and repair activities implemented by outside vendors, will ensure project timelines are met and ensure quality control standards are followed, mentor junior staff, and handle all HVAC-related communication with stakeholders. As a member of the NJ Facilities Team, the HVAC Service Technician will • maintain current knowledge of the National Standard HVAC Code and other applicable building codes and perform all facets of the HVAC trade in accordance with those codes and in a safe and effective manner, • diagnose problems with HVAC systems, evaluate solutions to remedy issues, and provide sound recommendations to supervisors, • in emergency situations take immediate steps to contain the problem and restore the system to sound working condition, • in emergency situations maintain clear and consistent communication with stakeholders to apprise them of steps being taken to address the issue, • troubleshoot and repair all HVAC type systems currently available in the market, • maintain records of corrective and preventive work assignments received through an automated work order system (currently SchoolDude, soon ZenDesk), • assist onsite Facilities Managers and General Maintenance Workers with work projects or special assignments, • respond to campus emergency calls after hours as needed, • perform other duties as assignedQualifications Required Technical Skills: • Significant journeyman-level HVAC experience along with the trade knowledge to effectively understand and perform all facets of the HVAC trade in accordance with the National Standard Plumbing Code and other applicable codes, • Strong background in commercial heating projects large and small, including hot water boilers and gas furnaces, • Ability to read as-built plans for all buildings in portfolio, • Ability to read and interpret construction drawings, specifications, submittals, cut sheets, layouts, technical manuals, schematic drawings, and other HVAC-related trade documents, • Advanced knowledge of BMS systems and system operations, • Ability to procure replacement parts as needed to make all necessary repairs, • Ability to properly and safely use the tools of the trade and carry out all tasks expected of a Snr. The Rescue tube must be properly worn, with the strap on the shoulder and holding it in front of the body. Job Description POSITION SUMMARY: RVE is seeking a water / wastewater inspector with experience in the field of water and sewer construction. The ideal candidate should be familiar with gravity sanitary main, sanitary force main, pump station and wastewater treatment plant components and operation. The individual should also be versed in water main installation, water supply distribution systems and the components and operation of water treatment plants. The individual may also inspect storm sewer systems and roadway construction. The candidate should have a minimum of 5 years’ experience in this field. They will provide construction observation and project management services for municipal and county agencies. PRIMARY DUTIES: • Perform constructability and plan reviews prior to construction. Interact with the design engineer with input before the project goes out to bid., • Perform construction management services for projects that consist of water supply and sanitary distribution systems. Including work in water and wastewater plants. Ensure the job site is maintained in a safe, neat, and orderly fashion by the contractor., • Provide inspection of contractors work to ensure that the work is being performed as per plans and specifications and regulatory requirements. Communicate with the project manager daily about the progress on the project. Keep the client informed of the project’s progress., • Attending and running pre-construction & weekly progress meetings with the client and contractor and give input on issues that arise during construction. Follow through with RFIs to maintain the project runs as scheduled and communicate with Engineering Team., • Conduct on-site observations of the work in progress to assist Engineer in determining if the Work is proceeding in accordance with the Contract Documents, both alone and/or as part of a team., • Keep a diary or logbook of all observations and daily activities for ongoing work and provide Engineer with daily reports to include all labor trades and equipment supplied by Contractor., • Review applications for payment with Contractor and confer with Engineer on recommendations for progress payments., • Be knowledgeable of NJDEP procedures and requirements for management of a project., • Perform field testing of materials installed and start-up and acceptance of equipment., • Prepare a final punch list at substantial completion and perform final project review for project closeout., • Construction and building inspectors examine worksites, both alone and as part of a team. Some inspectors climb ladders or crawl in tight spaces. Most work full time during regular business hours. KNOWLEDGE, SKILLS, and ABILITIES: • Applicant must have demonstrated experience in water/wastewater inspections., • Good communication skills, with the ability to work with others and the public, • Self-motivated, organized, and focused, with good attention to detail EDUCATION/EXPERIENCE: • Minimum of 5 years of construction observation or construction experience directly related to one of the following disciplines: water supply and distribution systems, sanitary sewer collection and water / wastewater treatment systems, and roadway construction., • High School diploma or equivalent, • Must have computer literacy in Microsoft Office and Microsoft outlook. CERTIFICATIONS/LICENSES REQUIRED • Valid Driver’s License, • NICET Certification a plus, • Traffic Control Coordinator, • Work Zone Safety The employee may also be required to accrue and/ or renew the following certifications at the discretion of the Department Head after the date of hire • NICET – Highway Construction, • ACI - Field Technician Certification, • New Jersey Society of Asphalt Technicians - Field Testing, • NJDOT - Traffic Control Coordinator, • NACE - CIP Level 1, • OSHA - 10/30, • NASSCO - Pipe Assessment, • Confined Space Training SUPERVISORY RESPONSIBILITY This position has no supervision responsibilities. The annual base salary range for this full-time position in the United States is $55,000 - $82,500. This range represents a good faith estimate and is based on factors such as the role, level, and geographic location. The range shown reflects the minimum and maximum target salaries for this position across all U.S. locations. Within this range, individual compensation will be determined based on job-related factors including skills, experience, education, and training.
