Working Environment & Projects You will be joining a project commercial team operating within a specialist contractor environment, where M&E systems and technically complex building envelopes are a core part of every delivery. The projects you will oversee are characterised by high-spec finishes, demanding programme requirements, and close coordination between construction and engineering disciplines. The working culture is delivery-focused and commercially disciplined, with senior leaders who lead by example and expect their commercial managers to operate with a high degree of autonomy and ownership. You will have access to experienced support networks both on the ground and at a group level, ensuring strong governance without excessive bureaucracy. Based in or around Zaragoza, this role provides the opportunity to embed locally within a major client account and take on a prominent commercial role within a long-term programme of works. The nature of the programme means strong continuity, deep client relationships, and meaningful commercial exposure across the full project lifecycle — from procurement and subcontract management through to final account resolution. Responsibilities • Lead all commercial management activity across a major specialist construction programme in Zaragoza, • Manage subcontract procurement, letting, and administration in line with programme and budget requirements, • Oversee cost planning, cost reporting, and commercial forecasting, providing accurate and timely management information, • Administer main contracts, managing variations, extensions of time, and commercial correspondence with the client, • Identify and manage commercial risk across the project, escalating where necessary and implementing appropriate mitigation strategies, • Work closely with site and engineering teams to ensure commercial deliverables are aligned with programme progress, • Lead or support final account negotiations with subcontractors and the main client, • Mentor and develop junior commercial team members, supporting their technical and professional growth What You Need • Proven experience as a Commercial Manager or Senior Quantity Surveyor within construction or specialist contracting, • Background in M&E, specialist systems, or complex facilities — including data centres, cold storage, pharmaceutical or cleanroom environments, • Strong knowledge of main contract forms and subcontract procurement and administration, • Commercially astute with the ability to lead cost reporting, risk management, and client-facing commercial discussions, • Excellent written and verbal communication skills; experience managing client relationships at a senior level, • Degree qualified in Quantity Surveying, Commercial Management, or a related discipline (or equivalent professional experience), • Spanish language skills are beneficial but not essential — full professional proficiency in English is required What You'll Get in Return This role offers a highly competitive package in the region of €130,000, reflective of the seniority and international scope of the position.
