Ensure that staff uniform is worn and standards of appearance are maintained at all times. Always ensure that the necessary Health & Safety signs are displayed and procedures. Watering plants, maintain cleanliness of all external paths, roads, plant beds and gardens to the estate, ensuring all litter and cigarette ends are regularly swept up. Remove cobwebs from rails, benches, fencing lobbies and door canopies. Clean, polish all steel fittings i.e. signage, bollard lights and handrails. Clean, tidy and disinfect bin rooms and remove all deposited items. Pressure washing as and when required. Ensure that water features are free from leaves and rubbish following SOP guidelines. Ensure car park areas are clean, litter-free and degreaser applied as required. Always ensure that the necessary Health & Safety signs are displayed and procedures followed for all chemicals and equipment before carrying out any work. All areas and vertical surfaces are to be cleaned as per schedule and specification. Water any landscaping on the estate as directed by the Line Manager. Lower level windows cleaning as required. Attend meetings with your line manager and working colleagues. Report any damage of defects immediately to your line manager. Ensure that all your equipment is kept in good working order, reporting any faults to your manager. Report all maintenance issues to include light bulbs, trip hazards etc. to your line manager. Assist where necessary with any other tasks or duties when assigned by the line manager. The Position We are looking for an experienced, enthusiastic Build to Rent General Manager to lead the onsite BTR team and take full ownership of operational and commercial performance across the rented portfolio. This is a hands-on, performance-driven role with direct accountability for leasing delivery, pricing execution, void minimisation, resident retention, administrative control and identifying opportunities to maximise net operating income. While an independent Facilities Manager oversees site-wide plant and core services, this role is focused on Build-to-Rent operations, revenue, and resident experience. Building Manager Who We Are Neptune Operations Limited, a subsidiary owned by Galliard Homes and managed by Sable Capital, are mobilising the Neptune Wharf Build-to-Rent team, responsible for 139 high specification furnished apartments, as well as a variety of carefully curated amenity spaces for residents to use. The Neptune Wharf development, based in Deptford, offers a total of 199 residential units split across Build-to-Rent, Open Market Sales, and affordable accommodation. There is a further 19,000 square feet of commercial space across multiple units that will help activate the streetscape, as well as direct frontage onto 15 acres of beautiful tree-lined park. The Position We are looking for an experienced, enthusiastic Building Manager to head up the onsite team and assume responsibility for delivering the overall operating strategy. The role is based full-time within the development, with overall operational accountability for the building and its staff. Critical components of the role include building the Neptune Wharf BTR brand and community, supporting leasing activities during peak periods, and identifying opportunities to maximise net operating income. You will be responsible for the following duties: Daily site inspections to ensure all external and internal communal areas are presented both to the highest standard and in compliance with internal policy and H&S/regulatory guidelines. Proactively resolve exceptions through works instruction to either onsite Maintenance Manager or appropriate third-party suppliers Manage and support the Leasing Manager in the delivery of lease-up and renewal targets. Subject to activity levels, this will require playing a significant role in all aspects of the leasing cycle, including enquiry management, apartment viewings, referencing, right-to-rent checks, deposit certification, document processing, apartment move-ins and check-outs. Oversee an effectively resourced apartment turnaround process, including check-out reports, schedule of cleaning, repair and maintenance and deposit management. Ensure smooth running of key operational BTR functions, including amenity areas, parcel room, security and CCTV, key and fob control, car park, cycle storage and void apartment inventory. Participate in the planning, co-ordination, and execution of remedial works from small scale apartment snagging/warranty items to larger defect and project works. Identify and resolve issues and incidents whether involving residents, the wider public, aftercare providers, suppliers, or team members. Constantly identify, evaluate, and implement opportunities and strategies to maximise net operating income whether through revenue optimisation or cost management. Spearhead exceptional customer service to elevate the Neptune Wharf BTR brand, boosting resident satisfaction, renewal rates and review ratings. Craft and execute resident engagement strategies and events to foster a vibrant community, leveraging various channels for effective communication and brand enhancement. Assist in accounting and reporting tasks by managing resident accounts, overseeing rent collection, credit control, and expense monitoring. Coordinate clerical duties related to void periods, KPI tracker reports, and support various financial and administrative function to aid in management reporting. Conduct regular checks on property management systems, enforce compliance with statutory legislation regarding Health & Safety, Fire Safety, and environmental regulations, and maintain robust security and emergency procedures. The Person The Building Manager will be a highly capable and proactive leader with proven experience in managing large-scale residential or similar schemes. They will combine strong operational expertise with excellent organisational and communication skills, ensuring the development runs smoothly and efficiently while delivering an exceptional resident experience. With a keen eye for detail and a hands-on approach, they will oversee all aspects of building operations, compliance, and resident engagement. They will also meet the following criteria: Essential: Previous experience in a similar role, with a minimum of two years working as a Building Manager or equivalent, preferably gained in a 150+ apartment scheme in either the residential, student accommodation, healthcare, or hospitality sector. Demonstratable knowledge of the residential leasing cycle including documentation (ASTs) and current legislative requirements. Genuine passion for delivering high levels of customer service. Good standard of H&S, Fire, environmental and M&E services knowledge. Proficient in using Microsoft Office applications, including Excel, PowerPoint, Word, Outlook, and Teams. Excellent written and verbal communication skills coupled with strong interpersonal skills. Confident, proactive, and highly organised with excellent attention to detail and accuracy.
