About the Role: The Maintenance Supervisor at RHO RESIDENTIAL LLC plays a critical role in ensuring the operational excellence and safety of residential properties within the New Jersey area. This position is responsible for overseeing all maintenance activities, coordinating with vendors and contractors, and leading a team of maintenance technicians to deliver timely and high-quality service. The supervisor will implement preventive maintenance programs to minimize downtime and extend the lifespan of building systems and equipment. Additionally, the role requires close collaboration with property management to address tenant concerns and maintain compliance with safety and regulatory standards. Ultimately, the Maintenance Supervisor ensures that all properties under management remain safe, functional, and aesthetically pleasing to enhance tenant satisfaction and property value. Minimum Qualifications: • High school diploma or equivalent required; technical certification or associate degree in facilities management, building maintenance, or related field preferred., • Minimum of 3 years of experience in maintenance supervision or a similar role within residential property management or real estate industry., • Strong knowledge of building systems including HVAC, electrical, plumbing, and general construction., • Proven ability to lead and manage a team effectively., • Certification in HVAC, electrical, plumbing, or facilities management (e.g., CFM, HVAC Technician Certification)., • Experience with computerized maintenance management systems (CMMS) and property management software., • Knowledge of local building codes and environmental regulations in New Jersey., • Project management experience related to property maintenance or capital improvements., • Supervise and coordinate daily maintenance operations across multiple residential properties to ensure efficient and effective service delivery., • Lead, train, and evaluate maintenance staff, fostering a productive and safety-conscious work environment., • Develop and implement preventive maintenance schedules for HVAC, plumbing, electrical, and other building systems to reduce emergency repairs and prolong equipment life., • Manage relationships with external contractors and vendors, including negotiating contracts and overseeing work quality and timelines., • Respond promptly to tenant maintenance requests and emergencies, ensuring timely resolution and clear communication., • Maintain accurate records of maintenance activities, inspections, and compliance with safety regulations. The Maintenance Supervisor utilizes technical skills daily to diagnose and resolve complex building system issues, ensuring minimal disruption to residents. Leadership and communication skills are essential for managing the maintenance team, coordinating with vendors, and effectively addressing tenant concerns. Organizational skills are applied to develop preventive maintenance schedules and maintain detailed records for compliance and budgeting purposes. Problem-solving abilities enable the supervisor to respond swiftly to emergencies and unexpected repairs, maintaining property safety and functionality. Additionally, proficiency with maintenance management software enhances workflow efficiency and supports data-driven decision-making.
