Job DescriptionAbout MDC MDC Contractors Corp is a New York City site concrete and hardscape subcontractor. We self-perform sidewalk, curb, ADA ramp, and site concrete work as a licensed NYC DOT Permittee, and we manage major landscape construction packages including granite and unit pavers, precast elements, plaza and courtyard hardscape, and full streetscape buildouts. We work for top NYC general contractors and developers on commercial, residential, and institutional projects across the five boroughs. We are owner-operated, fast-moving, and growing. Our PMs run their own jobs with full authority. They own the schedule, the GC and design-team relationships, the permits, and the financials. We are hiring a senior project manager to step into one of the most important seats in the company. The Opportunity This is not a seat-warmer role. The right candidate will run a portfolio of active site concrete, hardscape, and landscape projects from preconstruction through closeout. The role also offers a clear path to a senior operations seat, with responsibility for mentoring junior PMs, shaping how we run our jobs, and eventually helping run the business. Responsibilities • Project portfolio: Run multiple active site concrete, hardscape, and landscape projects simultaneously from contract execution through final payment and retainage release., • Scope mix: Concrete sidewalk and curb (self-performed), granite and unit pavers, precast concrete (planters, copings, benches, walls, treads), plaza and courtyard hardscape, ADA ramps, and full streetscape packages., • GC, owner, and design relationships: Be the face of MDC to GCs including AECOM, Pavarini-McGovern, Tishman, Shawmut, and Pizzarotti, along with developers, landscape architects (MNLA, Hollander, Field Operations, OLIN, SCAPE, and similar), and site civil engineers., • Permits and inspections: Pull and manage NYC DOT street opening and sidewalk permits, coordinate HIQA inspections, manage embargo periods, secure after-hours variances, and navigate Parks or NYCDDC requirements when in scope., • Financial performance: Own job cost, monthly AIA G702/G703 billing, change order pricing and negotiation, T&M tickets, and forecasted profit on every project., • Schedule and logistics: Drive pour and paver-setting schedules, ready-mix and precast deliveries, hoisting and rigging for precast erection, traffic control, and pedestrian protection., • Documentation: Lead RFIs, submittals (mock-ups, stone samples, precast shop drawings), change order requests, T&M tickets, and daily reports. Keep the project paper trail clean and defensible., • Subcontractor and supplier management: Manage stone suppliers, precast fabricators, ready-mix suppliers, demo and asphalt subs, rebar fabricators, and finishing crews. Issue subcontracts, approve invoices, and hold partners accountable., • Safety and compliance: Work alongside our site teams and safety director on SST compliance, OSHA, DOB filings where required, and prevention of DOT violations and CAR exposure., • Eight or more years as a Project Manager on NYC site concrete, hardscape, or landscape construction projects., • Direct experience running landscape and hardscape scopes including granite or unit pavers, precast concrete elements, and plaza or courtyard buildouts., • Hands-on experience with NYC DOT permitting, HIQA inspections, and sidewalk and roadway specifications., • Proven track record running multiple jobs simultaneously, mixing lump-sum and unit-rate scopes., • Strong financial discipline. You can read a budget, build a forecast, and defend a change order without hand-waving., • Fluent in AIA G702/G703 billing, change order documentation, RFIs, T&M tickets, mock-up coordination, and shop drawing review., • Comfortable with Procore, Bluebeam, Microsoft Project or P6, and Excel., • Existing relationships with NYC GCs, developers, landscape architects, and site civil teams., • Leadership presence. You can walk a job, run a coordination meeting, and push back on a GC or design team without burning the relationship. Nice to Have • Engineering, Construction Management, or Landscape Architecture degree. Not required if the field experience is real., • Prior experience on the GC or landscape-architect side of hardscape construction. Helpful for negotiating from both sides of the table., • Familiarity with NYC Parks, NYCDDC, NYCHA, SCA, BPCA, or other public-agency work., • Experience with podium-deck and over-structure hardscape (waterproofing coordination, drainage layers, pedestal-set pavers)., • Spanish proficiency for field communication. Compensation and Benefits Base salary range is $165,000 to $200,000 or more, depending on experience, with a meaningful annual performance bonus tied to project P&L and company performance. Keep the project paper trail clean and defensible., • Subcontractor management: Manage rebar, post-tension, pump, formwork, and finishing subs. Issue subcontracts, approve invoices, and hold them accountable., • Safety and compliance: Work alongside our site teams and safety director on SST compliance, DOB filings, OSHA, and CAR/violation prevention., • Eight or more years as a Project Manager on structural concrete projects in New York City., • Proven track record running multiple jobs simultaneously, each $5M to $30M or more in concrete scope., • Deep knowledge of NYC construction including DOB filings, SST requirements, scaffold and sidewalk shed coordination, crane permits, and after-hours variances., • Strong financial discipline.
