The Commercial Sales Account Executive is responsible for driving revenue growth through prospecting, qualifying, and closing new commercial service contracts within the multi-family, HOA, and senior living sectors. This role focuses on presenting Nedβs comprehensive exterior service offerings, such as gutter cleaning, gutter installation, power washing, window cleaning, and dryer vent cleaning, to property managers, regional managers, and ownership groups. Key Responsibilities: Sales Development & Pipeline Management β’ Identify, qualify, and engage prospective commercial clients through proactive outreach, referrals, association networking, and inbound leads., β’ Prepare and present proposals for multiple service lines, ensuring clear communication of scope, pricing, and value proposition., β’ Cross-sell and up-sell additional services during sales and customer service interactions., β’ Educate decision-makers on the full scope of services to generate more RFPs., β’ Represent the company at trade shows, networking events, and industry functions to enhance brand visibility and drive new business opportunities., β’ Serve as the main point of contact for assigned accounts, ensuring high levels of satisfaction and retention., β’ Develop and strengthen client relationships through regular communication, on site visits, and βlunch and learnβ meetings., β’ Collaborate with operations and commercial sales support to ensure smooth service delivery and customer communication., β’ Support renewal and re-solicitation campaigns for recurring seasonal services., β’ Complete vendor credentialing packets and submit necessary documentation (W9s, COIs)., β’ Use platforms like ALN to research, cross-reference, and update client and property manager information., β’ 5+ years of experience in sales and customer service with B2B or property management sectors., β’ Strong communication and interpersonal skills., β’ Experienced in leveraging ALN and CoStar to identify target properties and decision-makers, β’ Proficient in CRM systems and Microsoft Office Suite., β’ Detail-oriented with strong organizational and time management skills., β’ Comfortable making cold calls and conducting follow-ups via phone and email., β’ Engaged with apartment associations to strengthen brand presence and industry relationships This job description outlines the general nature and key responsibilities of the role.
