Job DescriptionDescription: Job Description: Responsible for the daily operation, maintenance, preventative maintenance and repairs of building plumbing, electrical, HVAC and all other building systems. Must have working knowledge of all building mechanical, electrical, HVAC, plumbing, life safety, and fire protection systems to ensure proper operations and be able to act upon any conditions that are out of the ordinary. Salary: $83,200.00/yr Availability: On Call 24/7 Essential Job Duties Under the Direction of the Director of Engineering and Operations: 1. Inspect building, grounds and equipment for unsafe or malfunctioning conditions., 2. Conduct, schedule and manage periodic general preventative maintenance on the mechanical, electrical, HVAC, and plumbing systems. This involves normal lubrication, adjustment, cleaning, replacement of consumable parts (such as filters, belts, indicator lights, etc.), and periodic testing of the equipment. These systems include, but are not limited to air handling units, re-circulating air systems, water pumping systems, cooling plant and its associated mechanics and all plumbing system components., 3. Assist with installation and modification of building equipment systems., 4. Respond quickly to emergency situations., 5. Perform and/or oversee electrical and plumbing repair and troubleshooting., 6. Perform and/or oversee mechanical projects., 7. Perform all assigned work to ensure the safety of the building's tenants and the continuous operation of the site., 8. Prioritize service calls and follow-up upon completion., 9. Troubleshoot, evaluate equipment/systems and recommend upgrades., 10. Coordinate maintenance efforts with outside contractors and technicians when work cannot be performed in-house. Coordinate contractor, tenant and management approvals for work orders that require the use of an outside contractor., 11. Order parts and supplies as required and maintain stock and inventory control., 12. Work with the Director of Engineering and Building Manager in planning and controlling annual and capital budgets., 13. Be responsive to tenant complaints in the areas of safety, plumbing, mechanical, electrical and environmental needs through both personal contact and work order systems., 14. Be familiar with and conform to all written operating procedures associated with site., 15. Ensure the cleanliness and appearance of all work areas., 16. Maintain a professional appearance and manner at all times, keep calm demeanor in emergency situations and act as a team member with all staff, 17. Perform other duties as assigned. Skills, Education and Experience: · Minimum of five (5) years of experience in building operations, engineering and equipment and systems maintenance · Ability to handle multiple projects and make decisions · Knowledge and understanding of blueprints · Strong customer service, communication and computer skills inclusive of payroll reporting · High School Diploma or Equivalent Other Job Requirements: · Available and on call 24/7 · Able to lift 50 pounds · Able to climb ladders A detailed scope-of-work will be discussed during the interview process. Essential Job Summary:: The Safety Manager is responsible for implementing and overseeing all health and safety programs across solid waste collection, transfer, recycling and disposal operations within their market. This role ensures that on-site facility and route activities are compliant with federal, state, and local safety and transportation policies and regulations. Safety Managers will report to the Market Area Safety Director. Essential Job Functions: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Other minor duties may be assigned.: • Program Compliance, • Develop and enforce safety policies and procedures in compliance with OSHA, DOT, and local regulations., • Conduct regular observations and inspections to ensure that all safety practices, programs, record keeping, and other related activities are being followed and performed to company, customer, and regulatory standards., • Assist the frontline, managers, and supervisors to properly understand potential hazards, areas of improvement, and compliance requirements, • Training & Education, • Conduct/ Participate in market level safety stand-downs and training, meetings as needed., • Lead safety training programs for drivers, equipment operators, and facility staff., • Organize drills and simulations for emergency preparedness., • Incident Management, • Investigate accidents, near-misses, and safety violations., • Prepare detailed reports, identify root causes, and recommend corrective actions., • Participate and lead Incident Review Team meetings as needed., • Assist in managed care of injuries., • Risk Mitigation, • Identify potential hazards and implement proactive measures to reduce risk., • Oversee the use of personal protective equipment (PPE) and ensure proper usage., • Collaborate with operations to ensure safe routing, loading, and disposal practices., • Regulatory Reporting & Documentation, • Maintain accurate records of inspections, training, and incidents., • Monitor training records for compliance with existing procedures to ensure that depots/facilities are keeping employees current with the required programs., • Leadership & Culture, • Demonstrates a commitment to communicating, improving, and adhering to safety policies in all work environment areas., • Promote a safety-first culture across all levels of the market, • Provide coaching and support to supervisors and frontline employees., • Participate in safety committees and cross-functional teams. Requirements and Qualifications::, • Candidates should possess 3-5 years of experience, preferably in sanitation/ solid waste, transportation, or industrial operations., • Working knowledge of OSHA, DOT, and federal/state/ local Health & Safety and Transportation compliance regulations., • Good analytical and organizational skills with the ability to adapt to a fast-paced work environment., • Excellent ability to communicate, collaborate, and partner with Operations to ensure safe operations across our sites., • Must be able to respond to emergencies outside of regular business hours., • Bilingual in English and Spanish is a plus, • Valid driver’s license and reliable transportation for travel between sites within the market.
