Role Description We are seeking detail-oriented Groundskeeper / Porters to maintain the physical integrity and visual appeal of our community. This is a vital role where you serve as the "eyes and ears" of the property. You are responsible for ensuring every inch of the grounds—from the front entrance to the back fence—reflects elite standards of cleanliness and safety for our residents. Core Responsibilities · Curb Appeal & Preservation: Execute daily "trash-outs" and grounds sweeps. Ensure the "marketing corridor," leasing office, and pool areas are spotless and ready for tours. · Property Maintenance: Assist the maintenance team with exterior upkeep, including pressure washing, debris removal, and minor repairs to fences, curbs, or signage. · Waste Management: Manage compactor areas, coordinate trash valet cycles, and ensure all common area receptacles are emptied and sanitized daily. · Safety & Compliance: Conduct daily inspections to identify and report potential hazards (tripping risks, burnt-out lighting, or unsecured gates) to the Maintenance Supervisor. · Turnover Support: Assist in "make-ready" tasks, including cleaning balconies, breezeways, and windows to ensure new residents move into a pristine home. · Amenity Care: Maintain high-traffic areas such as fitness centers, clubhouses, and laundry rooms to ensure they remain functional and welcoming. The Ideal Candidate · Experience: Previous experience in groundskeeping, janitorial work, or apartment maintenance (Required). · Physical Ability: Ability to work outdoors in various weather conditions and lift up to 50 lbs. · Detail-Oriented: A "sharp eye" for cleanliness and the ability to notice small issues before they become big problems. · Professionalism: Strong communication skills and a helpful attitude when interacting with residents and staff. · Reliability: A consistent track record of punctuality and the ability to work independently with minimal supervision. · Soft Skills: Exceptional communication skills and the ability to thrive in a fast-paced environment.
