*CORPORATE INTERIORS ONLY The Project Manager is a leader with commercial acumen and business development skills who can comfortably manage client relationships and procure new work opportunities in Class A office buildings. S/he is responsible for the successful implementation and delivery of simultaneous projects, working closely with the appropriate project executive. The Project Manager manages client and project teams, developing project schedules and protocols and ensures on time, on budget delivery of all projects while achieving client satisfaction and Icon’s reputation for high quality. Responsibilities • Manages project development from initiation to close-out, • Accounts for project results & reporting along with the project Principal, • Conducts attend and document all project meetings and produce timely minutes for clients., • Reviews base contracts with estimating, • Reviews and maintains full set of drawings, • Creates detailed project schedules and direct and monitor any changes to ensure timely delivery, • Works with the project team and stakeholders to outline scope, goals deliverables, required resources, budgets, and timing, • Monitors project costs in line with the approved budget, • Communicates clearly and manages expectations with team members and stakeholders, • Manages, logs and distributes (RFIs) Requests For Information, • Oversees material order approvals and track long lead items, • Creates a work breakdown structure to estimate effort required for each task., • Reviews daily logs, field tickets, and timesheets for General Conditions control, • Manages and logs all submittals and verify with contract documents, • Reviews and submits change orders, • Provides all contract revisions to subcontractor’s main offices, • Manages the project change control process and obtain Estimator and Principal approvals, • Manages project scope by ensuring any changes are documented with project change request forms and approved by the Estimator and Principal, • Distributes change order logs to Accounting, • Confirms all subcontractors have submitted proper insurance certificates on time, • Reviews Change Order billing and PO’s to subcontractors, monitor payments, • Controls permits and signoffs and ensure that all project work is of the highest quality, • 4 Year degree in a relevant field of study; Project Management, Engineering, Architecture, etc.. in corporate interiors, • 5 years of relevant work experience, • PC Literate with proficiency in MS Office and MS Project, • Ability to influence at all levels and manage client relationships with confidence, • Experience working independently and leading teams, • Ability to rapidly adapt and respond to changes in environment and priorities, • Excellent communication, leadership, problem solving, and analytical skills, • Meticulous attention to details, • Performing this job requires use of hands to finger, handle, or feel objects, tools or controls, sit, talk and hear, stand, climb, balance, stoop, kneel, crouch, or crawl, • Employee must occasionally move up to 30 pounds, • Employee may be exposed to moving mechanical parts, fumes, airborne particles; outside weather conditions and risk of electrical shock on job sites, • At times, noise levels vary from moderate to very loud
